Salisbury Sales Split Between Under $500,000 And Over $600,000 Homes

SALISBURY -- Twelve property transfers were recorded in Salisbury between June 19 and July 18, with disclosed sale prices ranging from $190,000 to $654,900. Condominium and lot-designated units accounted for the majority of transactions, and two streets each logged more than one sale.

MARKET OVERVIEW

Twelve deeds were recorded during the period. Of those, six included a disclosed sale price, ranging from $190,000 to $654,900, with a median of $490,000. The other six transfers did not include a recorded consideration amount, which is common for deed data and does not necessarily indicate anything about the transaction. Based on the raw count alone, a dozen recorded deeds over four weeks -- roughly three per week -- represents a steady, moderate pace of activity for the town.

TOP SALES

The highest-priced sale was 18B Meadowview Lane, Unit 18B, which sold for $654,900 on July 17. The seller was 6 Forest Road LLC and the buyer was Brendan Crowther.

188 Beach Road, Unit 16, sold for $620,000 on July 13. Douglas A. Cooper sold the unit to Paul Raymond Joly.

A property recorded in the deed only as "See Record" sold for $600,000 on July 9, with Christine Jalbert as seller and Lee Anne Snedeker as buyer.

11 Bartlett Street sold for $380,000 on July 8. The seller, Stephen A. David, was listed as a representative on the deed; the buyer was Kelly A. Conroy.

59 Lafayette Road, Lot 59A, sold for $200,000 on July 17. The seller was Tumkur Narasimhan Inc. and the buyer was Down River Realty LLC.

NEIGHBORHOOD BREAKDOWN

Two streets saw multiple transfers during the period. Central Avenue had two: 69 Central Avenue sold for $190,000, while 71 Central Avenue, sold the same week, had no disclosed price and transferred from Richard S. Rigoli as trustee to Richard S. Rigoli individually. Meadowview Lane also had two: the $654,900 sale at 18B Meadowview Lane and an undisclosed-price transfer at 6B Meadowview Lane, Unit 6B, from Leslie LaCount to Leslie LaCount as trustee.

Among sales with a disclosed price, three fell under $500,000 -- 69 Central Avenue ($190,000), 59 Lafayette Road Lot 59A ($200,000), and 11 Bartlett Street ($380,000) -- and three fell between $500,000 and $1 million: the See Record property ($600,000), 188 Beach Road Unit 16 ($620,000), and 18B Meadowview Lane ($654,900). No sale in the period was disclosed above $1 million.

Seven of the 12 recorded transfers involved condominium units or lot-designated properties: 18B Meadowview Lane, 59 Lafayette Road Lot 59A, 188 Beach Road Unit 16, 27 Gerrish Road Lot 2A, 7A Partridge Lane Unit 4, 59 Locust Street Lot 4, and 6B Meadowview Lane. The remaining five deeds -- 69 Central Avenue, the See Record property, 8 Folly Mill Road, 11 Bartlett Street, and 71 Central Avenue -- did not carry a unit or lot designation.

Several transfers in the period involved matching or related names between grantor and grantee: 71 Central Avenue (Rigoli to Rigoli), 59 Locust Street Lot 4 (Cordell to Cordell, both as trustee), 6B Meadowview Lane (LaCount to LaCount, trustee), and 27 Gerrish Road Lot 2A (Merrill to Merrill). None of these four disclosed a sale price. A fifth, 7A Partridge Lane Unit 4, transferred from the Smith Family Revocable Trust to 7A Patridge Lane LLC, also without a disclosed price.
