Salisbury's Priciest July Deed Sells for $1.26 Million, Far Above Median
SALISBURY -- Thirteen property transfers were recorded in Salisbury during the past month, led by a $1.26 million sale on North End Boulevard, according to deeds filed with the Essex County (Southern District) Registry of Deeds. Eight of the 13 transactions listed no sale price, a pattern that coincided with transfers among family members or into trusts.
MARKET OVERVIEW Thirteen sales were recorded between June 26 and July 25. Among the five transactions with a disclosed price, values ranged from $200,000 to $1,260,000, with a median of $480,000. The remaining eight deeds, three-fifths of the total, did not disclose a sale price. The raw count of 13 recorded deeds indicates a period of ordinary activity, though the high share of undisclosed prices limits what can be said about overall market value.
TOP SALES 349 North End Boulevard sold for $1,260,000, the month's highest recorded price. Nathan Silvia, as trustee, sold the property to Stephen Thompson. At 18B Meadowview Lane, Unit 18B, 6 Forest Road LLC sold to Brendan Crowther for $654,900. Diane Hawkins sold 9 10th Street West, Unit A, to Jean Delgado for $480,000. Joseph Decareau sold 38 Kendell Lane, Lot 46, to Celso Barboza for $280,000. And Tumkur Narasimhan Inc. sold 59 Lafayette Road, Lot 59A, to Down River Realty LLC for $200,000.
NEIGHBORHOOD BREAKDOWN Three streets each recorded two sales in the period. North End Boulevard saw the month's top sale at $1.26 million alongside an undisclosed-price transfer at 574 North End Boulevard from Susan G. Marraffa to herself as trustee. Beach Road logged two undisclosed-price transfers, both units sold by Nicolas Herrera to the Herrera Revocable Trust: 135 Beach Road, Unit 318, and 48 Beach Road, Unit 48B. Lafayette Road recorded one disclosed sale, the $200,000 transfer at 59 Lafayette Road, and one undisclosed-price transfer at 109 Lafayette Road from Matthew Daigle to Michael Daigle.
