ROWLEY -- A Railroad Avenue property sold for $1.4 million on Oct. 1, the highest price among six deeds with recorded sale amounts during the past month. Of the 12 total property transfers recorded in town between Sept. 4 and Oct. 3, half carried no price yet on file, and several involved transfers within the same family or into a trust.

MARKET OVERVIEW

Essex South Registry of Deeds records show 12 property transfers in Rowley during the period. Six of those deeds included a recorded sale price, ranging from $340,000 to $1,400,000, with a median sale price of $880,000. The other six showed no price on file, which typically reflects a lag in registry data processing rather than a withheld amount. Looking at the raw count alone, volume was moderate: six open-market sales with reported prices is a modest number for a four-week span, and the overall total is inflated by several transfers that moved property within the same family or into a trust rather than through a traditional sale.

TOP SALES

The month's highest-priced transaction was 84 Railroad Ave Pcl 2, which sold for $1,400,000 on Oct. 1. The seller was Giovanni Cassano and the buyer was Stephen M. Calzini.

12 Merrifields St Lot 6A sold for $1,065,000 on Sept. 10. Patrick J. Odoy was the seller and Melanie Gonick was the buyer.

51 Spencer Knowles Rd Lot 32 sold for $960,000 on Sept. 14. Neil P. McGonagle was the seller and Jeffrey J. McLean, as trustee, was the buyer.

18 Heritage Way Un 17 Bldg 8 sold for $800,000 on Sept. 30. Eva Winkler-Kolb was the seller and Christopher J. Shea was the buyer.

636 Wethersfield St Lot 4 sold for $725,000 on Sept. 24. Karen A. Herrick was the seller and Frank Joseph Herrick was the buyer, a transfer between members of the same family.

NEIGHBORHOOD BREAKDOWN

Wethersfield Street saw the most activity of any single street, with three recorded transfers: 636 Wethersfield St Lot 4 ($725,000), 311 Wethersfield St ($340,000), and 77 Wethersfield St (price not yet available, a transfer from Marc G. Maravalli to the Marc Gary Maravalli Living Trust).

Railroad Avenue had two transfers: the $1,400,000 sale at 84 Railroad Ave Pcl 2 and 7 Railroad Ave (price not yet available), a transfer from Robert F. Kilgour's estate representative to Robert Kilgour.

Among the six sales with recorded prices, one fell under $500,000 (311 Wethersfield St at $340,000), three fell between $500,000 and $1 million ($725,000, $800,000 and $960,000), and two topped $1 million ($1,065,000 and $1,400,000).

MARKET NOTES

Six of the 12 recorded transfers, exactly half, show a grantor and grantee sharing the same last name or involve a trust tied to that name: 151 Central St Lot 2 (St Clair to St Clair, trustee), 636 Wethersfield St Lot 4 (Herrick to Herrick), 68 Prospect St (Krajeski to Krajeski), 7 Railroad Ave (Kilgour to Kilgour), 77 Wethersfield St (Maravalli to the Maravalli trust) and 12 Bennett Hill Rd (Elwell, trustee, to Elwell, trustee). None of these six carried a recorded sale price in this dataset.

Several of the priced and unpriced transfers reference lot, unit or building numbers, including 18 Heritage Way Un 17 Bldg 8, 12 Merrifields St Lot 6A, 51 Spencer Knowles Rd Lot 32, 636 Wethersfield St Lot 4 and 151 Central St Lot 2, indicating a mix of condominium or subdivided-lot transfers alongside standalone single-family properties such as 311 Wethersfield St and 327 Main St. No bedroom, bathroom or square-footage data was available in the registry records for this period, so price-per-square-foot comparisons could not be calculated.
