Rowley's Priciest Home Sale Tops $1.3 Million as Prices Show Wide Spread

ROWLEY -- Fifteen properties changed hands in Rowley between June 26 and July 25, with recorded sale prices ranging from $110,000 to $1,375,000 among the eight transactions that disclosed a price.

MARKET OVERVIEW The Essex South Registry of Deeds recorded 15 property transfers in Rowley during the period. Of those, eight listed a sale price, ranging from $110,000 to $1,375,000, with a median of $684,950. The other seven transactions did not disclose a price. Nearly half of the month's transfers -- seven of 15 -- involved a grantor and grantee sharing the same last name or a transfer into a family trust, a pattern common in estate planning. A count of 15 recorded deeds is a moderate volume for the town, but the high share of within-family or trust transfers means the disclosed-price sample represents just over half of all activity, limiting how far the median and price range can be read as a full market snapshot.

TOP SALES The month's highest-priced transaction was 47 Prospect St. Lot 1, which sold for $1,375,000 on July 2. Brian C. Reynolds was the seller and Jacob D. Rucker the buyer. At 30 Central Way Lot B, Deborah L. Comeau sold to Travis James Kneeland for $856,000 on June 30. A unit at 8 Heritage Way, Unit 22, Building 9, sold for $820,000 on July 16; the Frank & Karen Carideo Trust was the seller and Barbara Lynnell Stanley the buyer. At 901 Haverhill St. Lot B, Walter R. Krawczuck sold to Daniel Higgins for $699,900 on July 1. Rounding out the top five, 19 Ocean Ave. sold for $670,000 on July 15, with David P. Short, as trustee, selling to Brianne Ridings.

NEIGHBORHOOD BREAKDOWN Two streets saw multiple recorded transfers this period. Haverhill Street had two sales: 870 Haverhill St., Unit 23B, sold for $255,000, and 901 Haverhill St. Lot B sold for $699,900. Longmeadow Drive also had two transfers -- 15 Longmeadow Dr. Lot 26 and 39 Longmeadow Dr. Lot 22 -- both structured as transfers into a trust, and neither disclosed a sale price. By price tier among the eight disclosed sales, two fell under $500,000 (15 Lawrence Rd., Unit 27, at $110,000, and 870 Haverhill St., Unit 23B, at $255,000), five fell between $500,000 and $1 million, and one exceeded $1 million (47 Prospect St. Lot 1, at $1,375,000).

MARKET NOTES The month's sales included a mix of condominium units and single-family properties. At least five of the 15 transfers involved condo units, identified by unit numbers, including 45 Spencer Knowles Rd. Unit 45, 545 Newburyport Tpk. Unit 2, 8 Heritage Way Unit 22, 870 Haverhill St. Unit 23B and 15 Lawrence Rd. Unit 27. Seven of the 15 recorded deeds were transfers within the same family or into a trust bearing the grantor's name -- involving the Ledoux, Witzig, Tzortzis/KCT, Dalzell, Pendak, Martin and Barbaro properties. Of those seven, only the Pendak transfer at 15 Lawrence Rd. Unit 27 disclosed a price, $110,000. One property, 30 Central Way Lot B, and one seller from that sale, Travis James Kneeland, also appear as the seller in a separate transaction the same day: Kneeland sold 84 Hammond St. to Dylan J. Merrill for $640,000 on June 30, the same date he purchased 30 Central Way Lot B for $856,000.
