Rowley median sale price holds at $670,000 despite $1.375 million high sale

ROWLEY -- Fifteen properties changed hands in Rowley between June 19 and July 18, according to deeds recorded at the Essex South Registry of Deeds, with prices ranging from $110,000 to $1,375,000 among the transactions that disclosed a sale amount.

MARKET OVERVIEW The registry recorded 15 total transfers during the period, though only nine included a disclosed consideration amount. Among those nine, prices ranged from $110,000 to $1,375,000, with a median sale price of $670,000. The remaining six transfers were recorded without a stated price, several of them involving transfers into family trusts. Judged by raw count alone, 15 recorded transactions in a four-week span represents a moderate volume of deed activity for the town.

TOP SALES The month's highest-priced sale was 47 Prospect St Lot 1, which sold for $1,375,000 on July 2. Brian C. Reynolds was the seller and Jacob D. Rucker the buyer. The second-highest sale was 30 Central Way Lot B at $856,000 on June 30, sold by Deborah L. Comeau to Travis James Kneeland. Third was 8 Heritage Way Un 22 Bldg 9, which sold for $820,000 on July 16, with the Frank & Karen Carideo Trust as seller and Barbara Lynnell Stanley as buyer. Rounding out the top five: 901 Haverhill St Lot B sold for $699,900 on July 1, from Walter R. Krawczuck to Daniel Higgins, and 19 Ocean Ave sold for $670,000 on July 15, from David P. Short, trustee, to Brianne Ridings.

NEIGHBORHOOD BREAKDOWN Two streets each recorded multiple transfers this period. Haverhill Street saw two sales: 870 Haverhill St Un 23B for $255,000 and 901 Haverhill St Lot B for $699,900. Longmeadow Drive also saw two transfers, at Lot 26 and Lot 22, though neither disclosed a sale price. By price tier among the nine disclosed sales, one topped $1 million (47 Prospect St Lot 1), five fell between $500,000 and $1 million, and three sold below $500,000, including the period's lowest disclosed sale, 15 Lawrence Rd Un 27, at $110,000, transferred between Jared and Keith Pendak.

MARKET NOTES Seven of the 15 recorded transfers -- nearly half -- involved a grantor and grantee sharing the same or a closely related surname, consistent with family or trust-related conveyances rather than open-market sales. These included the Witzig property on Clay Lane moving into the "Witzig79 Irrevocable Trust," the Dalzell transfer on Longmeadow Drive, the Barbaro transfer on Longmeadow Drive, a self-to-self transfer at 3 Wethersfield St involving Scott C. Martin, and the Voncola/Vincola transfer on Boxford Road. Six of the period's 15 transfers, including most of these family and trust conveyances, did not disclose a sale price, which limits how much the nine priced sales alone can say about overall market values. Property types recorded this period were mixed: unit and lot-designated properties -- including condominium units at Heritage Way, Haverhill Street, Lawrence Road, Main Street and Central Way -- accounted for roughly a third of all recorded transfers, alongside single-family addresses such as Ocean Avenue, Hammond Street, Wethersfield Street and Arrowhead Circle.
