Peabody Sale Prices Span $440,000 to $975,000 in Early August

PEABODY -- Fifteen properties changed hands in Peabody between Aug. 3 and Aug. 7, according to deeds recorded at the Essex South Registry of Deeds, with disclosed sale prices ranging from $440,000 to $975,000 and a median of $685,750.

MARKET OVERVIEW The registry recorded 15 transfers in the period, but only six included a disclosed consideration amount. Among those six, prices ranged from $440,000 for a condominium unit on Walnut Street to $975,000 for a property on Catherine Drive, with a median of $685,750. The remaining nine transfers listed no sale price, a common feature of deed records for transfers such as trust conveyances or transactions between related parties. Based on raw count alone, 15 recorded transfers over five days reflects a level of deed activity in Peabody; no statewide or historical baseline was available for comparison.

TOP SALES The highest-priced transaction was 60 Catherine Dr Lot 38, which sold for $975,000 on Aug. 7. William A. McNinne was the seller and Elena Marie Rosnov-Dundin the buyer. At 1 Eisenhower Rd Lot 153, Cindy Rae Olimpio, as representative, sold to Mary Jane Aliberti for $735,000 on Aug. 7. Agape Holdings LLC sold 15 Ruth Ave Lot 176 to Christopher MacInnis for $720,000, also recorded Aug. 7. Scott M. Moquin sold 17 Kosciusko St Lot 10 to Connor Craig for $651,500 on Aug. 3. Rounding out the top five, Michael D. Rubin sold 26 Beckett St Lot 8 to Luis Antonio Calvo Boch for $449,000 on Aug. 4.
