Newburyport Sale Prices Span $965,000 To $1.9 Million Among Disclosed July Deeds

NEWBURYPORT -- Fourteen deeds were recorded for Newburyport properties between July 10 and Aug. 8, but just three listed a sale price, ranging from $965,000 to $1,899,900. The rest of the transactions, including several transfers into family trusts, did not disclose a consideration amount.

MARKET OVERVIEW The Essex County Southern District Registry of Deeds recorded 14 Newburyport property transfers in the period, a volume that on its own suggests steady deed activity. But only three of those 14 transactions, or about 21 percent, listed a disclosed sale price. Among those three, prices ranged from $965,000 to $1,899,900, with a median of $1,025,000. Because 11 of the 14 recorded deeds did not include a price, the disclosed figures describe a small slice of the period's activity rather than the market as a whole.

TOP SALES The highest-priced transaction was 21 Erie Ave, Lot 243-245, which sold for $1,899,900 on Aug. 5. The seller was 21 Erie Avenue CBC LLC and the buyer was Joseph Gruber. The second-highest disclosed sale was 42 Hale St, Lot 35, which sold for $1,025,000 on Aug. 3; Mauricio Vega-Flores was the seller and Ryan Smith the buyer. The third disclosed sale was 48 Carter St, which sold for $965,000 on Aug. 3; the seller was Holly R. Saville, trustee, and the buyer was Matthew Griffin. Bed, bath and square footage figures were not available in the deed records for any of these properties.

NEIGHBORHOOD BREAKDOWN No street in the dataset had more than one recorded sale, so the 14 transactions are spread across 14 different addresses, including Kent, Basin, State, Erie, Temple, Fruit, Rawson, Jones, Winter, High, Hale, Carter, Purchase and Fair streets. Among the three disclosed sales, one falls in the $500,000-to-$1 million tier (48 Carter St) and two are above $1 million (42 Hale St and 21 Erie Ave). The 11 undisclosed-price transactions cannot be sorted into price tiers.

MARKET NOTES At least eight of the 14 recorded deeds show the buyer's name matching or incorporating the seller's name, transfers into a trust bearing the same individual's name. Those include Cheryl Van Patten to the Cheryl Van Patten Revocable Living Trust, Linda W. Dolmatch to the Linda W Dolmatch 2012 Revocable Trust, Faith Sherlock to the Faith Spurrier Sherlock Trust, Dennis Healy to Dennis Healy as trustee, Julie A. Cook to the Mullarkey-Cook Revocable Trust, Francis X. Healy to Francis X. Healy as trustee, Charles M. Horton to Charles M. Horton as trustee, and a transfer between two individuals sharing the Krassner surname. None of these eight deeds listed a sale price. Two additional transactions involved limited liability companies: 12 Fruit St transferred from Julia Glidden to Ursa Major I LLC, and 151 High Street LLC transferred a condo unit to Lynn A. Collins, trustee; neither disclosed a price. The property mix in the period included condominium units (43A Kent St, 152 State St, 6-8 Temple St, 10 Winter St, 151 High St and 42 Hale St, which is listed as a lot), alongside single-family and multi-unit addresses. Given that 11 of 14 deeds were same-name trust transfers or otherwise lacked a disclosed price, the three arm's-length sales with recorded prices are too few to characterize overall price trends for the period.
