Newburyport July Home Sales Top $1 Million At The Median

NEWBURYPORT -- Fifteen properties changed hands in Newburyport in the four weeks ending Aug. 1, with recorded prices ranging from $212,500 to $1.83 million. A unit at 3 Marsh St. was the period's highest-priced sale, and three of the month's transactions involved property on Daniel Lucy Way.

MARKET OVERVIEW Of the 15 sales recorded, 11 included a disclosed price, ranging from $212,500 for a unit at 30-32 Water St. to $1.83 million for a unit at 3 Marsh St. The median price among the 11 disclosed sales was $1 million. The remaining four transactions -- at 42 Boardman St., 19 Coltin Dr., 198 Low St. and 20 Daniel Lucy Way -- did not list a consideration amount in the deed record. The dataset does not include figures from prior months, so whether 15 recorded sales in four weeks represents an active or quiet period cannot be determined from the raw count alone.

TOP SALES The period's highest-priced transaction was a unit at 3 Marsh St. (Lot 111), which sold for $1.83 million on July 29. Murphy 2025 Nominee Trust sold the property to Clark E. Matthews Jr.

A unit at 32 Daniel Lucy Way (Lot 33) sold for $1,335,000 on July 31. Laura Berube sold the property to Domenic Previte.

A unit at 438 Merrimac St. (Lot 1) sold for $1,290,000 on July 31. Margaret A. McQuillan sold the property to Melanie Williamson.

A unit at 150 Merrimac St. (Unit I) sold for $1.1 million on July 29. Leonard Spada sold the property to Donald Stanley.

A unit at 41 Daniel Lucy Way (Lot 29) sold for $1.06 million on July 29. The seller was listed as Jam W. Gab Rev. Tru; the buyer was listed as Sokol A. R.

NEIGHBORHOOD BREAKDOWN Daniel Lucy Way accounted for three of the month's 15 sales: the $1,335,000 sale at Lot 33, the $1.06 million sale at Lot 29, and an undisclosed-price sale at Lot 51 between sellers listed as Turgeon C. G. and a buyer listed as Turgeon R. T. T.

Merrimac Street accounted for two sales: the $1,290,000 sale at 438 Merrimac St. and the $1.1 million sale at 150 Merrimac St.

Among the remaining 10 sales, four fell in the $500,000-to-$1 million range: 86 Federal St. ($900,000), a property listed only as "See Record" ($911,000), 6 75th St. ($870,000) and 21 Hines Way, Unit 12 ($955,000). Two sold above $1 million: the 3 Marsh St. transaction already noted above and a unit at 31 Olive St. ($1 million). One sale, a unit at 30-32 Water St., closed at $212,500, the period's lowest disclosed price. The remaining three sales at 42 Boardman St., 19 Coltin Dr. and 198 Low St. did not disclose a price.

MARKET NOTES Deed records list unit numbers ("UN") for five of the 15 properties -- at 198 Low St., 31 Olive St., 150 Merrimac St., 21 Hines Way and 30-32 Water St. -- indicating condominium transactions. The remaining 10 records carry street addresses or lot designations without a unit number.

Trusts appear as either buyer or seller in at least eight of the 15 transactions. Three of those involved a like-named family trust: Michael B. Myhre transferred 42 Boardman St. to the Myhre Family Trust, Pamela Way transferred 19 Coltin Dr. to the Way Family Trust, and the Turgeon family transferred 20 Daniel Lucy Way between individuals and a Turgeon-named trust. None of those three disclosed a sale price.

Deed records also show Donald Stanley as buyer of the $1.1 million unit at 150 Merrimac St. and as seller of the $955,000 unit at 21 Hines Way, both recorded July 29. Sqft and bed/bath figures were not available in the deed data for any of the 15 sales, so no price-per-square-foot comparison can be made.
