Newburyport August Sales See $1.9 Million Median Amid Wide Price Range
NEWBURYPORT -- Fourteen properties changed hands in Newburyport between Aug. 7 and Sept. 5, according to deeds recorded at the Essex County (Southern District) Registry of Deeds, with disclosed sale prices ranging from $725,000 to $8 million.
MARKET OVERVIEW Of the 14 recorded transfers, nine included a disclosed sale price; five did not, which is common for deed records and does not necessarily indicate anything unusual about those transactions. Among the nine disclosed sales, prices ranged from $725,000 to $8 million, with a median of $1,900,000. Fourteen recorded sales in a one-month window is a moderate volume for the city; the raw count alone does not indicate whether the period was more or less active than typical, since comparable prior-period data was not provided.
TOP SALES The period's largest transaction was 25 Hale St., which sold for $8 million on Sept. 2. The seller was Hale Street 25 Realty LLC and the buyer was Dmingo Real Estate Holdings LLC. The second-highest sale was 15 & 23 Liberty St., which sold for $3 million on Sept. 1; Bagpipe Properties LLC sold to Liberty Center Development LLC. Third was 8-10 Prince Pl., sold for $2.5 million on Sept. 1 by Leslie A. Childs, trustee, to 8-10 Prince Place Real Estate Investments LLC. Rounding out the top five were 4 Brown Ave., Lot 48, which sold for $1,999,999 on Aug. 31 from 4 Brown Avenue CBC LLC to Miranda Hooker, and 492 Merrimac St., which sold for $1,900,000 on Sept. 4 from Ariston Custom Homes Inc. to Nicholas Houlahan.
NEIGHBORHOOD BREAKDOWN No street in the dataset had more than one recorded sale, so no street-level clustering emerged this period. By price tier: three sales fell in the $500,000-to-$1 million range (324-326 High St. Unit 1 at $725,000, 33 Johnson St. at $730,000, and 69 Prospect St. Unit B at $995,000). Five sales fell between $1 million and $3 million (492 Merrimac St., 36 Market St. at $1,775,000, 4 Brown Ave. Lot 48, 8-10 Prince Pl., and 15 & 23 Liberty St.). One sale, 25 Hale St., exceeded $3 million. The remaining five sales, at 5 68th St. Lot 59, 53 Boardman St. Lot A, 12 56th St. Lot 155, 29 Collins St. and 11 Otis Pl. Unit 1, had no disclosed price.
MARKET NOTES Four of the 14 recorded transfers carry lot designations rather than standard street addresses, 5 68th St. Lot 59, 53 Boardman St. Lot A, 12 56th St. Lot 155 and 4 Brown Ave. Lot 48, consistent with a manufactured-home community; two of those four lacked a disclosed price. The dataset also includes several unit-numbered condominium transfers: 324-326 High St. Unit 1, 69 Prospect St. Unit B, 8-10 Prince Pl. and 11 Otis Pl. Unit 1. At least five of the 14 transfers involved a trust, family entity or a name appearing as both grantor and grantee: 69 Prospect St. (Howard Mandeville, trustee, to Charles F. Paone, trustee), 53 Boardman St. (William S. Steelman to the Steelman Hertz Living Trust), 12 56th St. (Brendan Doherty to Brendan Doherty), 29 Collins St. (Patrick Alviti to the Patrick & Christina Alviti Family Realty Trust) and 11 Otis Pl. (the Debra Ritter 2010 Trust to Gigipoppi LLC). Limited liability companies appear as grantor, grantee or both in at least seven of the 14 transfers, including the period's two largest sales. Bedroom, bathroom and square-footage figures were not available in the deed data and are not reported here.
