Newburyport August Sales See $1.9 Million Median Amid Wide Price Range

NEWBURYPORT -- Fourteen properties changed hands in Newburyport between Aug. 7 and Sept. 5, according to deeds recorded at the Essex County (Southern District) Registry of Deeds, with disclosed sale prices ranging from $725,000 to $8 million.

MARKET OVERVIEW Of the 14 recorded transfers, nine included a disclosed sale price; five did not, which is common for deed records and does not necessarily indicate anything unusual about those transactions. Among the nine disclosed sales, prices ranged from $725,000 to $8 million, with a median of $1,900,000. Fourteen recorded sales in a one-month window is a moderate volume for the city; the raw count alone does not indicate whether the period was more or less active than typical, since comparable prior-period data was not provided.

TOP SALES The period's largest transaction was 25 Hale St., which sold for $8 million on Sept. 2. The seller was Hale Street 25 Realty LLC and the buyer was Dmingo Real Estate Holdings LLC. The second-highest sale was 15 & 23 Liberty St., which sold for $3 million on Sept. 1; Bagpipe Properties LLC sold to Liberty Center Development LLC. Third was 8-10 Prince Pl., sold for $2.5 million on Sept. 1 by Leslie A. Childs, trustee, to 8-10 Prince Place Real Estate Investments LLC. Rounding out the top five were 4 Brown Ave., Lot 48, which sold for $1,999,999 on Aug. 31 from 4 Brown Avenue CBC LLC to Miranda Hooker, and 492 Merrimac St., which sold for $1,900,000 on Sept. 4 from Ariston Custom Homes Inc. to Nicholas Houlahan.

NEIGHBORHOOD BREAKDOWN No street in the dataset had more than one recorded sale, so no street-level clustering emerged this period.
