Newbury's disclosed home sales top out at $1.3 million in July filings

NEWBURY -- Fourteen property transfers were recorded in Newbury during the four weeks ending July 25, ranging from a $60,000 lot sale to a $1,295,000 sale, according to Essex County (Southern District) Registry of Deeds records. Exactly half of the filings disclosed a sale price; the other half were transfers among family members or into trusts.

MARKET OVERVIEW

The 14 recorded deeds carried disclosed prices in seven cases, ranging from $60,000 to $1,295,000, with a median of $615,000 among those seven. The registry does not require a stated consideration on every deed, so the remaining seven transfers -- all involving a buyer and seller sharing the same surname -- were recorded without a sale price. With only half of filings reporting a price, the recorded data offers a partial picture of value trends for the period; the raw count of 14 transfers cannot be characterized as active or quiet without a prior-period baseline, which was not provided.

TOP SALES

The period's highest-priced transaction was a property recorded in the deed only as "See Record" in Newbury, which sold for $1,295,000 on July 8; John R. Clifford was the seller and Michael Bilouris the buyer. The second-highest sale was 79 Scotland Rd, Lot 1, which sold for $1,125,000 on July 16, with Alyssa P. Goodson as seller and Erin Olearly as buyer. At 27 Central St, the property sold for $830,000 on July 17, with Harold R. Rogers as seller and Angela Lord as buyer. At 5 Cinder Ave, Lot 18, the sale price was $615,000 on July 15, with George L. Simas III, trustee, as seller and 5 Cinder Avenue CF LLC as buyer. NEIGHBORHOOD BREAKDOWN

High Road saw two transfers in the period -- 36 High Rd (July 15) and 239 High Rd (July 9) -- both recorded without a disclosed price and both involving a buyer and seller sharing the same surname. No other street had more than one recorded transfer. By price tier among the seven disclosed sales: one transfer was under $500,000 (27 Old Pine Isl Rd, Lot A, at $60,000); four fell between $500,000 and $1 million (11 Newbury Neck Rd at $580,000, 7 Davoli Way at $590,000, 5 Cinder Ave at $615,000, and 27 Central St at $830,000); and two exceeded $1 million (79 Scotland Rd at $1,125,000 and the July 8 sale recorded as "See Record" at $1,295,000).

A clear pattern separates the two halves of this period's filings. All seven transfers with a disclosed sale price involved a buyer and seller with different surnames: Fowler to Bradley, Rogers to Lord, Goodson to Olearly, Simas to 5 Cinder Avenue CF LLC, Black to Boot, Clifford to Bilouris, and Kehoe to Christopherson. All seven transfers without a disclosed price involved a buyer and seller sharing the same surname or the same individual moving title into a trust: Raimo to Raimo trustee, Lyons to Lyons trustee, Dullea to Dullea Family Trust, Murawski trustee to Murawski, Luedke to Luedke trustee, Barakis trustee to Barakis trustee, and Cockrill to Cockrill.
