Newbury Median Hits $1.175M as Upper-Tier Sales Dominate Late Summer

NEWBURY -- A sale on Rolfes Lane topped $1.85 million to lead Newbury's late-summer recording period, with six of 11 total deed transfers carrying disclosed prices and a median of $1,175,000 among those transactions.

• Eleven deeds were recorded between July 31 and Aug. 29, but only six included disclosed sale prices, ranging from $700,000 at 5 Kent Way to $1,850,000 at 23 Rolfes Lane. Among the six priced transactions, the median sale price was $1,175,000. The remaining five transfers, including same-name and trust-to-trust conveyances, carried no disclosed consideration. The raw volume of 11 recordings is modest for a five-week span, though the six open-market sales suggest selective but present buyer activity in the upper price tiers.

• The month's highest recorded price was $1,850,000 at 23 Rolfes Lane, Lot 18, where MAS 2019 Revocable Trust sold to the Edelstein-Webb Family Trust on Aug. 27. One day later, 6 Courtney Drive, Lot 9 closed at $1,750,000; seller Ronald P. Guertin, trustee, conveyed the property to Nicole Dawn Murphy on Aug. 28. At 239 High Road, Laurel Cockrill sold to Marc Abatiell for $1,350,000 on Aug. 25. The unit at 60 Caldwell Farm Road, Unit 60 sold for $985,000 on Aug. 25, with John W. Gardner selling to Thomas A. Fram. At 96 Hanover Street, John M. Grillo, trustee, sold to BVH Newbury Real Estate LLC for $1,000,000 on Aug. 18.

No street appeared more than once among priced sales.
