Newbury home sales split between six and seven figures in late summer

NEWBURY -- Fifteen properties changed hands in Newbury between Aug. 14 and Sept. 12, with disclosed prices ranging from $700,000 to $1,850,000 and a median of $1,350,000, according to deeds recorded at the Essex County (Southern District) Registry of Deeds.

MARKET OVERVIEW Of the 15 recorded transfers, nine listed a disclosed sale price; the other six, 40% of the total, did not list a consideration amount. Among the nine disclosed sales, prices ranged from $700,000 for a property at 46 Fruit St. to $1,850,000 apiece for properties at 112 Middle Road and 23 Rolfes Lane, with a median of $1,350,000. Fifteen recorded sales in a four-week span is a notable volume for a town Newbury's size, though the dataset does not include prior-period figures for comparison, so it is not possible to say whether this represents a change from a typical month.

TOP SALES Two properties tied for the period's highest recorded price. 112 Middle Road Parcel 1 sold for $1,850,000 on Sept. 3; Alessandro Ingoglia was the seller and Jarret-Paul McKallagat the buyer. 23 Rolfes Lane Lot 18 also sold for $1,850,000, on Aug. 27; the seller was the MAS 2019 Revocable Trust and the buyer was the Edelstein-Webb Family Trust.

NEIGHBORHOOD BREAKDOWN Two streets recorded more than one sale in the period. Fruit Street had two transfers: 42 Fruit St., price not disclosed, from John Pearson Tr. to John B. Pearson; and 46 Fruit St., which sold for $700,000, from Katie Belfiore Tr. to Kellie A. Kelley. School Street also had two transfers, both with Barry K. Manter as seller: a portion of 26 School St. (Lot 52) sold for $865,000 to Samuel A. Howe Tr., and 26 School St. (Lot 53) transferred to James R. Dachos, price not disclosed.

Among the nine disclosed sales, three fell between $500,000 and $1 million (46 Fruit St. at $700,000; the School Street Lot 52 portion at $865,000; and 60 Caldwell Farm Road Unit 60 at $985,000), and six exceeded $1 million, topping out at the two $1,850,000 sales on Middle Road and Rolfes Lane.
