Newbury Home Prices Top $1 Million in Three of Nine Disclosed Sales

NEWBURY -- Fifteen property transfers were recorded in Newbury between June 19 and July 18, with disclosed sale prices ranging from $60,000 to $1,385,000. Five of the transactions moved property within the same family name, with no sale price disclosed on any of them.

MARKET OVERVIEW

The Essex County (Southern District) Registry of Deeds recorded 15 Newbury property transfers during the period. Of those, nine disclosed a sale price, ranging from $60,000 to $1,385,000, with a median of $830,000. The other six transactions -- 40 percent of the total -- did not disclose a price, a pattern common in deed records for trust and estate transfers. Fifteen recorded sales over a four-week span represents a steady but not unusually high volume based on the raw count alone; there is no prior-period data available for comparison.

TOP SALES

The month's highest-priced transaction was a property at 10 & 11 Bay View Lane, Lot R-27-42, which sold for $1,385,000 on July 1. Mary Barnes Bedell, as trustee, sold the property to John C. Duff. A property recorded only as "See Record" in the deed data -- no street address was specified -- sold for $1,295,000 on July 8, with John R. Clifford as seller and Michael Bilouris as buyer. At 79 Scotland Road, Lot 1, Alyssa P. Goodson sold to Erin Oleary for $1,125,000 on July 16. A property at 32 School Street sold for $870,000 on July 2, with Samuel M. Densmore as seller and Deborah Ann Laurendeau, as trustee, as buyer. Rounding out the top five, 27 Central Street sold for $830,000 on July 17, with Harold R. Rogers selling to Angela Lord.

NEIGHBORHOOD BREAKDOWN

High Road was the only street with more than one recorded sale: properties at 36 High Road and 239 High Road both changed hands, on July 15 and July 9 respectively, though neither disclosed a price. By price tier among the nine disclosed sales, one fell under $500,000 (27 Old Pine Island Road, Lot A, at $60,000); five fell between $500,000 and $1 million (5 Cinder Avenue, Lot 18, at $615,000; 7 Davoli Way, Lot 55, at $590,000; 10 Lenway Road, Lot 7A, at $735,000; 27 Central Street at $830,000; and 32 School Street at $870,000); and three topped $1 million (79 Scotland Road, the "See Record" property, and 10 & 11 Bay View Lane).
