Newbury Home Prices Range From $580,000 To $1 Million In July

NEWBURY -- Fourteen properties changed hands in Newbury between July 10 and Aug. 8, according to deeds recorded at the Essex County (Southern District) Registry of Deeds, but only five listed a sale price, leaving most of the period's market activity undocumented in dollar terms.

MARKET OVERVIEW The registry recorded 14 transfers during the period. Among the five sales with disclosed prices, the range ran from $580,000 to $1,000,000, with a median of $700,000. With price data available for just over a third of recorded transfers, the raw count of 14 shows steady deed activity, but the overall price picture for the month is incomplete.

TOP SALES The month's highest recorded sale was 7 Exeter Way, Lot 13, which sold for $1,000,000 on July 30. Danielle Bradshaw, as trustee, sold the unit to Michele L. Mercurio. The second-highest disclosed sale was 27 Central St., which sold for $830,000 on July 17; Harold R. Rogers sold the property to Angela Lord. At 5 Kent Way, Ann F. Powell sold to Graham Velji for $700,000 on July 31. At 93 Main St., the estate of Nina Marion Meader sold to Liam R. Spillane for $603,000 on July 30. The lowest disclosed sale was 11 Newbury Neck Rd., which sold for $580,000 on July 24; the estate of Timothy B. Fowler sold to John A. Bradley.

NEIGHBORHOOD BREAKDOWN No two sales in the period shared a street name; the 14 transfers were spread across 14 different addresses, including Fordham Way, Kent Way, Exeter Way, Main Street, Lenway Road, Plum Island Boulevard, South Street, Newbury Neck Road, Old Rowley Road, Basin Front Drive, Elm Street, Smith Street and Central Street. By price tier, of the five disclosed sales, one fell in the $500,000-to-$699,999 range (Newbury Neck Road and Main Street), one at exactly $700,000 (Kent Way), one in the $700,000-to-$999,999 range (Central Street), and one at $1 million (Exeter Way).

MARKET NOTES Six of the 14 recorded transfers involved addresses with a unit or lot number, at Fordham Way, Exeter Way, Lenway Road, Basin Front Drive, Elm Street and Smith Street, indicating a mix of condominium or multi-unit properties alongside single-family homes in the month's activity. Seven of the 14 transfers were recorded between parties sharing the same surname, moving property into or out of a trust: Doris M. Stevens to Doris M. Stevens, as trustee, on Plum Island Boulevard; Jennifer M. Krisko to Jennifer M. Krisko, as trustee, on South Street; John Robertson III to Marilyn Jane Robertson on Lenway Road; David P. Raimo to Christina M. Raimo, as trustee, on Old Rowley Road; Stephen P. Lyons to Stephen Lyons, as trustee, on Basin Front Drive; Paul M.
