New Construction Sales Push Lynnfield's Priciest July Deeds Above $1.5 Million

LYNNFIELD -- Fourteen property transfers were recorded in Lynnfield over the past month, including two new-construction sales that topped $1.5 million and six transfers in which owners moved property into family or living trusts without a disclosed price.

MARKET OVERVIEW The Essex County (Southern District) Registry of Deeds recorded 14 Lynnfield property transfers between June 26 and July 25. Eight of the 14 included a disclosed sale price; the remaining six were transfers from an individual owner to a trust bearing the same or a related family name, a type of filing that commonly carries no stated consideration. Among the eight sales with disclosed prices, amounts ranged from $986,500 to $1,805,000, with a median of $1,324,500. The raw count of 14 recorded deeds indicates a active period of property-record activity in town, though the data does not permit a comparison to prior months or to broader regional trends.

TOP SALES 37 Maple St., Lot 2A, sold for $1,805,000 on July 16, the highest recorded price of the period. Trinity Home Builders LLC was the seller; Fritz M. Pluviose was the buyer. 12 Stableford Ct., Unit 6, sold for $1,678,803 on July 17. Toll Northeast V Corp. was the seller; the buyer was the Chandra E. Minor 2006 Revocable Trust. 19 Fairway Ln., Unit 53, sold for $1,573,036 on July 24. Toll Northeast V Corp. was the seller; Leigh A. Cowdrick was the buyer. 3 Driftwood Ln., Lot 70, sold for $1,400,000 on July 23. The seller was listed as Neenan J.H.; the buyer as Dasilva-Junior E.M. 7 Longbow Cir. sold for $1,249,000 on July 16. The seller was Kathy E. Perriello, trustee; the buyer was Ronda F. Spitzer, trustee.

NEIGHBORHOOD BREAKDOWN Two of the top three sales by price -- 19 Fairway Ln. and 12 Stableford Ct. -- were sold by the same seller, Toll Northeast V Corp., for a combined $3,251,839. A third top-tier sale, 37 Maple St., was sold by a second builder, Trinity Home Builders LLC. By price tier among the eight disclosed sales: one sale fell under $1 million (75 Perry Ave., $986,500); four fell between $1 million and $1.5 million (2 Rourke Ln., $1,150,000; 405 Main St., $1,100,000; 3 Driftwood Ln., $1,400,000; and 7 Longbow Cir., $1,249,000); and three exceeded $1.5 million (19 Fairway Ln., 12 Stableford Ct. and 37 Maple St.). The six undisclosed-price transfers were spread across Sparhawk Drive, Baldwin Lane, Bancroft Street, Charing Cross, Lynnfield Street and Salem Street, with no two on the same street.

MARKET NOTES Deed records show a mix of property types this period. Four transfers involved condominium units, identified by unit numbers: 19 Fairway Ln. Unit 53, 12 Stableford Ct. Unit 6, 900 Lynnfield St. Unit 11 Bldg. C, and 1100 Salem St. Unit 54. Nine other transfers carried lot designations consistent with single-family properties in subdivided parcels, and one, 7 Longbow Cir., carried neither designation. Two builders, Toll Northeast V Corp. and Trinity Home Builders LLC, together accounted for three of the eight disclosed sales, all among the highest-priced transactions of the period. Separately, six of the 14 recorded deeds -- roughly 43% -- were transfers from an individual to a trust carrying that same individual's or family's name: Samuel Demarco to the Samuel Joseph Demarco Revocable Trust; Michael Bayles to Michael Bayles, trustee; Michael Doto to the M & N Doto Family Trust; Catherine E. Kelley to the Catherine E. Kelley Living Trust; Grace Sjoberg to Grace Sjoberg, trustee; and D.R. Cataldo to C.A. Cataldo. None of these six listed a sale price. The data does not indicate the reason for these transfers.
