Nahant Home Sale Reaches $1.7 Million as June-July Prices Span Wide Range

NAHANT -- Five properties changed hands in Nahant between June 19 and July 18, with recorded prices ranging from $450,000 to $1.7 million and a median sale price of $1.24 million among the four transactions that disclosed a price.

MARKET OVERVIEW The Essex South Registry of Deeds recorded five Nahant property transfers during the period. Of those, four listed a sale price, ranging from $450,000 to $1,700,000, with a median of $1,240,000. One transfer, at 29 Valley Rd, did not disclose a price. Five recorded sales is a modest volume for a one-month period in a small town, and the data alone does not indicate whether that pace is faster or slower than typical for Nahant.

TOP SALES The month's largest transaction was 51 Fox Hill Rd, which sold for $1,700,000 on July 16. Eight One Eight Design & Development LLC sold the property to David F. Fougere. The second-highest sale was 303 Nahant Rd Lot 3, which sold for $1,500,000 on July 14, with Frederick H. Stanley selling to Patrizia Colbert. At 10 High St Lot 27 & 28, the property sold for $980,000 on June 23; the seller was listed as Stephen M. Wishoski, representative, and the buyer was Kristin Gennetti Aylward. The lowest-priced disclosed sale was 22 Sherman Ave Lot 48, which sold for $450,000 on July 1, with Cheryl M. Amirault Lefave selling to Nancy Deiters. A fifth transfer, 29 Valley Rd Lots 1 & 2, sold July 2 for a price not disclosed in deed records; the seller was Angela Bardgett and the buyer was John Walter Bardgett.
