Middleton Home Sales Span $580,000 To $2.68 Million This Period

MIDDLETON -- Fourteen property transfers were recorded at the Essex County Registry of Deeds (Southern District) for Middleton between Aug. 14 and Sept. 12, with the priciest sale, a $2,675,000 deal on Boston Street, topping a month that also included several trust and family transfers.

MARKET OVERVIEW The registry recorded 14 sales in the period. Ten of the 14 deeds disclosed a sale price; four did not. Among the disclosed sales, prices ranged from $580,000 to $2,675,000, with a median sale price of $1,050,000. Recorded activity was concentrated late in the window: eight of the 14 deeds were recorded on Sept. 1 alone, with the remainder spread across Sept. 2, 3, 4 and 10. The raw count of 14 recorded transfers in a four-week span reflects a mix of arm's-length home sales, LLC purchases and internal trust or family transfers; the data does not include regional or historical comparison figures.

TOP SALES The highest-priced transaction was 10 Boston St, which sold for $2,675,000 on Sept. 1. The seller was Champlain Realty Trust and the buyer was Middleton 10 Boston Owner LLC. The second-highest sale was 10 Woodbury Ln Lot 8, which sold for $2,000,000 on Sept. 10; the seller was Bushee Family Trust and the buyer was Stephanie L. Burke. Third was 49 S Main St at $1,725,000, sold Sept. 1 by Champlain Realty Trust, the same seller as the top sale, to Middleton Holding LLC. Fourth was 17 James Ave Lot 6A & 6B, which sold for $1,225,000 on Sept. 2; the seller was Bernard A Perella Trust and the buyer was Joseph P. Arnold. Two sales tied for the next-highest price at $1,050,000: 4 Johns Ave Lot 3-5 Inc, sold Sept. 4 by Shawn & Claire Donovan Living Trust to Briana McLellan, and 97 Liberty St, sold Sept. 1 by Nancy Jeanne Bowes to Shari Wimmer. Beds, baths and square footage were not available from the deed records for any sale.

NEIGHBORHOOD BREAKDOWN Village Road accounted for two of the period's sales: 40 Village Rd Unit 709, which sold for $580,000 on Sept. 1, and 36 Village Rd Unit 107, for which no price was disclosed, also recorded Sept. 1. By price tier among the 10 disclosed sales, three fell in the $500,000-to-$1 million range (40 Village Rd Unit 709 at $580,000, 2 Greystone Dr at $937,500, and 65 Locust St Lot 7 at $999,000). Five fell between $1 million and $2 million: the two tied $1,050,000 sales on Johns Avenue and Liberty Street, 37 White Cedar Dr Unit 35 at $1,049,000, 17 James Ave at $1,225,000, and 49 S Main St at $1,725,000. Two sales exceeded $2 million: 10 Woodbury Ln at $2,000,000 and 10 Boston St at $2,675,000. The four sales without a disclosed price, at 107 Forest St Lot A, a property listed in the registry index only as "See Record," 36 Village Rd Unit 107, and 2 Debush Ave Unit A-05, cannot be placed into a price tier.

MARKET NOTES Champlain Realty Trust sold two properties in the period, 10 Boston St and 49 S Main St, both recorded Sept. 1 and both purchased by Middleton-affiliated LLCs (Middleton 10 Boston Owner LLC and Middleton Holding LLC, respectively). Several transfers appear to be internal trust or family transactions rather than open-market sales: Gail E. Kenny transferred a property to the Gail Kenny 2026 Revocable Trust, and John Capitumini transferred 2 Debush Ave Unit A-05 to himself as trustee, both without a disclosed sale price. John Capitumini was also the seller of record for 36 Village Rd Unit 107. At least four of the 14 addresses in this period are recorded under condominium unit numbers (37 White Cedar Dr Unit 35, 40 Village Rd Unit 709, 36 Village Rd Unit 107 and 2 Debush Ave Unit A-05), while several other deeds reference numbered lots (Johns Avenue, James Avenue, Locust Street, Woodbury Lane and Forest Street) rather than standalone single-family parcels. Square footage and property-type data were not available to confirm the property mix beyond what unit and lot designations indicate.
