Middleton Home Sale Median Holds at $1.275 Million in Late Summer

MIDDLETON -- Fifteen properties changed hands in Middleton over the four weeks ending Aug. 8, according to deeds recorded at the Essex County (Southern District) Registry of Deeds. Disclosed sale prices ranged from $336,000 to $1,860,000, with a median of $1,275,000 among the seven transactions that included a price.

MARKET OVERVIEW

The registry recorded 15 deed transfers in Middleton between July 10 and Aug. 8. Of those, seven listed a consideration amount, ranging from $336,000 to $1,860,000, with a median of $1,275,000. The remaining eight deeds, more than half the total, did not disclose a sale price. Fifteen recorded transfers in a four-week span represents a measurable level of activity for the town, though the number alone does not indicate whether buyers or sellers held greater leverage, since more than half of the deeds carried no price.

TOP SALES

The highest-priced sale was 31 Upton Hills Lane, Lot 3, which sold for $1,860,000 on July 23. Daniel R. Riff was the seller and Simu K. Thomas the buyer.

At 8 Sgt Roode Lane, Lot 21, the property sold for $1,529,900 on July 24. Brian E. McCarthy sold to Joseph Sartorelli.

The property at 168 Liberty St., Lots 168A and 170B, sold for $1,300,000 on July 22. Laura Ann O'Brien, as trustee, sold to Ian Povlich.

Two sales tied at $1,275,000. At 8 Edgewood Road, Lot 9, Rachel D. Verville sold to Roshin Kurich on Aug. 6. At 31 Webb St., Lots 1A and 4C, Gioacchino Curiale sold to Ricardo Vidal Cardoso on July 17.

NEIGHBORHOOD BREAKDOWN

North Main Street saw two transfers during the period: 200 & 202 N. Main St. sold for $750,000 on Aug. 7, with Jane E. Clark, as trustee, selling to Andrew Isaac Schwartz; and 23 N. Main St. sold Aug. 20 with no price disclosed, from Pamela A. Gerlach to Janet M. Horyn.

Norma Way also had two recorded transfers, both without a disclosed price: 8 Norma Way, Lot 12, transferred from Donald E. Swansburg III to himself on July 31, and 9 Norma Way, Lot 4, transferred from Danielle Panneton-Zenga, as trustee, to Michael Zenga on July 30.

Among sales with disclosed prices, one fell under $500,000: 38 Village Road, Unit 38-110, which sold for $336,000 on July 23, with Carol Howcroft selling to Julie M. MacDonald, as trustee. One sale fell in the $500,000 to $1 million range: 200 & 202 N. Main St. at $750,000. The remaining five disclosed sales, from $1,275,000 to $1,860,000, were all above $1 million.

MARKET NOTES

Several of the month's deeds referenced individual lots within larger developments, including addresses on Edgewood Road, Norma Way, Sgt Roode Lane, Upton Hills Lane, Kimberly Lane, Webb Street and Liberty Street, suggesting ongoing subdivision or multi-lot development activity in town. Two transactions involved condominium units: 19 Rowell Lane, Unit 19, which sold from Middleton Living LLC to Peter Stratemeyer with no price disclosed, and 38 Village Road, Unit 38-110, the month's lowest disclosed sale at $336,000.

At least four of the 15 transfers were within-family or trust transactions: 19 Park Ave. from William J. Renault to the Renault Family Trust; 8 Norma Way, Lot 12, from Donald E. Swansburg III to himself; 9 Norma Way, Lot 4, from Danielle Panneton-Zenga, as trustee, to Michael Zenga; and 14 Kimberly Lane, Lot 8, from Adam Curtiss to the Adam Curtiss Trust. None of these listed a sale price.

One deed involved a municipal buyer: 0 Leitner Way transferred from Monastiero Consulting Services LLC to the town of Middleton on July 23, with no price disclosed. Another, 61 S. Main St., Parcel A, transferred from Rocco Vigorito to 61 South Main Street LLC, also without a disclosed price, consistent with a commercial or investment transfer.
