GEORGETOWN -- Fifteen property transfers were recorded at the Essex County (Southern District) Registry of Deeds for Georgetown between June 26 and July 25, with prices ranging from $651,000 to $1,373,900 and a median sale price of $849,000 among the transactions that disclosed a price.

MARKET OVERVIEW

Fifteen deeds were recorded in Georgetown during the period, though only 11 of the 15 listed a consideration amount. Among those 11 disclosed sales, prices ranged from $651,000 to $1,373,900, with a median of $849,000. The remaining four transfers carried no disclosed price; all four moved property between parties sharing the same last name -- Sedgwick to Sedgwick, Olsen to an Olsen family trust, Calder to Calder, and Hermanson to a Hermanson trust -- consistent with the pattern of family or trust transfers that commonly carry no recorded sale price. Based on raw count alone, 15 recorded transfers in a single month is a notable volume of activity for the town, though the data does not include a prior-period comparison to establish whether this represents a change from typical pace.

TOP SALES

Two streets had multiple recorded transfers. Searle Street also had two transfers: 8 Searle St sold for $710,000, while 68 Searle St, Lot 5, carried no disclosed price and transferred from Stephanie Calder to Stephanie Calder. Only four deeds (38 Woodland Rd, 92 Central St, 16 Thurlow St and 8 Searle St) lacked a lot or unit designation. Separately, all four transfers without a disclosed sale price involved a grantor and grantee sharing a surname, suggesting those were family or trust transfers rather than open-market sales; deed records do not indicate the reason for these transfers.
