Marblehead Sales Push Median Price Past $1.1 Million Mark In July

MARBLEHEAD -- Thirteen properties changed hands in Marblehead over the past month, with recorded sale prices ranging from $400,000 to $1,600,000 and a median of $1,135,000 among the seven transactions that disclosed a price.

MARKET OVERVIEW The Essex County Southern District Registry of Deeds recorded 13 Marblehead property transfers between July 22 and July 24, all clustered in the final days of the reporting period. Of those, seven listed a consideration amount, with prices ranging from $400,000 for a Highland Terrace property to $1,600,000 for a home on Fort Beach Way. The median sale price among disclosed transactions was $1,135,000. The remaining six sales carried no listed price, a pattern consistent with intra-family or trust-related transfers rather than open-market deals. Based on raw count alone, the period shows a mix of both notable high-end sales and a substantial share of non-arm's-length transfers.

TOP SALES The highest-priced transaction was 7 Fort Beach Way Lot 18, which sold for $1,600,000 on July 24. The seller was listed as the Bruce R Martin 2012 Revocable Trust, and the buyer was Stephen Lloyd. At 11 Leslie Cove Lot 10A, Suzanne S. Gruhl sold to William N. Latham, trustee, for $1,360,000 on July 24. A Maverick Street home at 27 Maverick St. sold for $1,250,000, with Roy Cameron Sears as seller and Cynthia L. Elesinmogun as buyer, also recorded July 24. At 34 Pearl St. Lot A, the 34 Pearl Street Realty Trust sold to Zachary Blatt for $1,135,000 on July 22. Rounding out the top five, 57 Overlook Rd. Lot 30 sold for $775,000, with Jacob Spell as seller and Jessica Pratt as buyer, recorded July 22.

NEIGHBORHOOD BREAKDOWN Bubier Road accounted for two sales in the period -- 67 Bubier Rd. Lot 16 and 71 Bubier Rd. Lot 13-15, both recorded July 24. Both properties transferred from Jeffrey E. Witherell to the Kathy A. Witherell Revocable Trust of 2026, with no price disclosed on either deed. No other street had more than one recorded sale in the period.

By price tier among disclosed sales: one property sold under $500,000 (19 Highland Ter., $400,000); two sold in the $500,000-to-$1-million range (2 Commercial St. Un. 3 at $549,000, and 57 Overlook Rd. Lot 30 at $775,000); and four sold above $1 million (7 Fort Beach Way, 11 Leslie Cove, 27 Maverick St. and 34 Pearl St.). The six undisclosed-price sales cannot be placed into a tier.

MARKET NOTES Six of the 13 recorded transfers -- 67 Bubier Rd., 71 Bubier Rd., 198 W Shore Dr., 230 Washington St. Un. F, 38 Robert Rd. Lot 103 and 3 Indianhead Cir. -- involved grantors and grantees sharing a surname or transferring into a like-named trust, and none of the six disclosed a sale price. That accounts for every no-price transaction in the period; every disclosed-price sale in the data involved grantors and grantees without a shared name.

Deed records also show at least two condominium unit transfers, denoted by unit designations: 2 Commercial St. Un. 3, which sold for $549,000, and 230 Washington St. Un. F, for which no price was disclosed. Several other properties carry lot numbers (Fort Beach Way, Leslie Cove, Bubier Road, Overlook Road, Robert Road) that may reflect subdivision or condominium plans, though the deed data does not specify property type beyond the lot designation. Bedroom, bathroom and square-footage figures were not available in the deed records reviewed for this report.
