Marblehead Home Sales Span $370,000 to $2.3 Million in September

MARBLEHEAD -- Fifteen property transfers were recorded in Marblehead between Sept. 4 and Oct. 3, with eight sales carrying a listed price ranging from $370,000 to $2,300,000 and a median of $1,320,000.

MARKET OVERVIEW The Essex County Registry of Deeds recorded 15 Marblehead transfers in the period, eight of which included a sale price so far. Prices on those eight ranged from $370,000 to $2,300,000, with a median of $1,320,000. Six of the remaining seven transfers without a listed price moved property between a person and a trust or estate bearing the same name, a pattern typical of estate planning rather than open-market sales; those have not been counted toward the price range or median. Fifteen recorded deeds in a four-week span is the raw count for this period; no prior-month data was provided for comparison.

TOP SALES The highest-priced sale was 372 Ocean Ave., which sold for $2,300,000 on Sept. 30. Laura Valeri-Pompei, as trustee, sold the property to 4JHomes LLC. At 12 Leslie Cove, Richwagen Realty Trust sold to HBGB Stantial Trust for $1,600,000 on Sept. 30. A unit at 64 Pleasant St. sold for $1,550,000 on Sept. 28, with 66 Pleasantopp LLC selling to Alexander M. Dlugi, as trustee. At 5 Leslie Cove, Luciana V. Stantial, as trustee, sold to SLW Realty Trust for $1,500,000 on Sept. 30. Rounding out the top five, a unit at 99 Tedesco St. sold for $1,140,000 on Oct. 1, with Thomas Joseph Corbett selling to Blake Snell.

NEIGHBORHOOD BREAKDOWN Leslie Cove accounted for two of the period's top five sales: 12 Leslie Cove at $1,600,000 and 5 Leslie Cove at $1,500,000, both recorded Sept. 30. By price tier, one sale fell under $500,000: 17-19 Abbot St. at $370,000. One sale fell in the $500,000-to-$1-million range: 6 Colonial Ct., which sold for $655,000 on Oct. 1 from James Alexander Hubbard to Matthew DiFilippo. Six of the eight priced sales were above $1 million, including the 99 Tedesco Street, 48 Auburndale Road, 64 Pleasant Street, 5 Leslie Cove, 12 Leslie Cove and 372 Ocean Avenue transactions.

MARKET NOTES Six of the 15 recorded transfers moved property from an individual to a trust or estate carrying that same person's name, including 52 Rowland St. Unit 1 (Michelle R. Antunes to the Antunes 2026 Revocable Trust), 5 Blueberry Rd. Lot 3 (Martin K. Donahue to the Martin K. Donahue Trust), 8 Bowden St. (Paul A. Torrie to the Torrie Living Trust), 22 Stacey St. (Eli Pearlstein to Eli J. Pearlstein, as trustee), 58 Evans Rd. Lot 2 (Roberta M. Moss to Roberta M. Moss, as trustee) and 52D Tyler Row (Martha D. Niccolini to Martha D. Niccolini). None of these carried a listed sale price. A seventh unpriced transfer, 134 Green St. Unit A, moved from Richard S. Blank, as trustee, to Anne Campbell. Several of the period's transactions, including those at Tedesco Street, Colonial Court, Auburndale Road, Evans Road and Tyler Row, were recorded with unit or lot designations consistent with condominium or subdivided properties. Bedroom, bathroom and square-footage figures were not available in the deed data for any of the 15 transfers.
