LYNNFIELD -- Six of 13 Lynnfield property transfers recorded at the Essex County Registry of Deeds over the past month carried a sale price, led by a $1,950,000 sale on Fairview Avenue, while two new-construction condominium units on Quigley Circle also ranked among the period's highest-priced sales.

MARKET OVERVIEW The registry recorded 13 Lynnfield property transfers between Sept. 4 and Oct. 3. Six of the 13 carried a sale price in the data available so far, ranging from $910,000 to $1,950,000, with a median of $1,682,469 among those six. The remaining seven deeds show no price yet, which typically reflects a recording lag of about a week rather than any withholding of information. Based on the raw count alone, 13 recorded deeds is the only volume figure available for this period; no prior-month total was provided for comparison, so whether this represents an active or quiet stretch cannot be determined from this data alone.

TOP SALES 35 Fairview Ave. sold Sept. 24 for $1,950,000, the period's highest recorded price. 55 Mansfield Road LLC sold the property to Hung M. Le.

5 Quigley Circle, Unit 47, sold Oct. 1 for $1,930,111. Toll Northeast V Corp. sold the unit to Terrence W. Kennedy.

7 Quigley Circle, Unit 46, sold Sept. 24 for $1,714,939. Toll Northeast V Corp. sold the unit to the Richard G. Nelson Trust of 2010.

A Lynnfield property listed in the registry data only as "See Record," with no street address included in the available record, sold Oct. 2 for $1,650,000. Stephanie Liu sold the property to Monson Theerapanont.

9 Harvey Park, Unit 9, sold Sept. 29 for $1,399,999. Harvey Park LLC sold the unit to Alexander J. Camiolo.

NEIGHBORHOOD BREAKDOWN Quigley Circle produced two of the period's top five sales, both new-construction condominium units sold by the same developer, Toll Northeast V Corp., eight days apart. No other street had more than one recorded sale this period. By price tier among the six sales with recorded figures: one sale, 667 Salem St., Lot A, fell in the $500,000-to-$1-million range at $910,000. The remaining five, including the Fairview Avenue and both Quigley Circle sales, were priced between $1.3 million and $1.95 million.

MARKET NOTES Seven of the 13 deeds recorded this period transferred property into a trust. In six of those seven, the grantor and grantee share the same or a closely related surname: 84 Crest Rd., Lot K (Silva to Silva Family Realty Trust); 1 Skinner Lane (George Georges to Georges George Tom, trustee); 360 Summer St., Lot A (Peter P. Karonis to Geraldine L. Karonis, trustee); 3 Gerry Rd., Lot 15 (Mark S. Frasier to himself, as trustee); 320 Essex St., Lot 30 (Junwoo Lim to himself, as trustee); and 13 Edward Ave., Lot 44, where the grantee is a nominee trust named for the property's own address. None of these seven transfers has a recorded sale price yet. The registry data does not indicate the reason for these transfers.

The lowest-priced sale with a recorded figure, 667 Salem St., Lot A, at $910,000, also involved a trust, the Debra Devito 2010 Revocable Trust, but sold to a buyer, Or Efrat, with no apparent name connection to the seller, distinguishing it from the other trust transfers recorded this period.

Several addresses in the dataset carry "Lot" or "Unit" designations, including the Quigley Circle and Harvey Park condominium sales and several of the trust transfers, indicating a mix of condominium and subdivision-lot properties among the period's deeds. Beds, baths and square footage are not available from deed records.
