Lynnfield Home Sales Span $843,000 To $4.6 Million In Late July

LYNNFIELD -- Fifteen properties changed hands in Lynnfield between July 10 and August 8, according to deeds recorded at the Essex County (Southern District) Registry of Deeds, with disclosed sale prices ranging from $843,000 to $4.6 million.

MARKET OVERVIEW

Of the 15 recorded transfers, 10 included a disclosed sale price. Those 10 prices ranged from $843,000 to $4,600,000, with a median sale price of $1,445,000. The remaining five transfers listed no consideration amount, as is common for deed records, particularly transfers into a trust held by the same individual. At least four of the 15 transfers involved a seller and buyer sharing the same last name or the same individual transferring property into their own trust, meaning the raw count of 15 includes some transactions that are not conventional arm's-length sales between unrelated parties.

TOP SALES

The period's highest-priced transaction was 9 Tuttle Lane, Lot 5, which sold for $4,600,000 on July 30. The seller was Orr Homes LLC; the buyer was Emma I. Tracia, trustee.

A property listed in the deed only as "See Record," with no street address disclosed, sold for $3,650,000 on Aug. 7. The seller was Santina Primavera, trustee; the buyer was Marius Adrian Iorga.

11 Elizabeth Way, Lot 6, sold for $2,750,000 on July 31. The seller was Ralph DiGirolamo, trustee; the buyer was 11 Elizabeth Realty Trust.

3 Quigley Circle, Unit 48, sold for $2,021,225 on July 30. The seller was Toll Northeast V Corp; the buyer was Kenneth J. Moylan, trustee.

9 Perkins Lane, Lot 5, sold for $1,525,000 on July 31. The seller was Carol Ann Schelzi; the buyer was Shane M. Brown.

NEIGHBORHOOD BREAKDOWN

No street in the dataset had more than one recorded sale, so no street-level cluster emerged. By price tier: one sale fell in the $500,000-to-$1 million range, 27 North Hill Drive at $843,000. Five sales fell between $1 million and $2 million: 1 Westway, Lot 9 ($1,200,000); 6 Longbow Road ($1,351,000); 527 Salem Street, Unit 3 ($1,359,000); 6 Hampton Court, Lot 12 ($1,365,000); and 9 Perkins Lane, Lot 5 ($1,525,000). Four sales topped $2 million, listed above under Top Sales. MARKET NOTES

Five of the 15 addresses carry "Lot" designations, at Elizabeth Way, Perkins Lane, Tuttle Lane, Hampton Court and Westway, and two of those were sold by entities identified as homebuilders, Orr Homes LLC and, in the case of the Quigley Circle condominium unit, Toll Northeast V Corp. That points to a mix of new-construction or subdivision sales alongside resale transactions during the period. Three additional sales involved condominium units (Salem Street, Pyburn Road and Quigley Circle).

Several transfers in the dataset moved property between related parties rather than to outside buyers: Kevin P. Sullivan transferred his own property to Kevin P. Sullivan, trustee; Santina Primavera transferred a property to Santina Primavera, trustee; Melissa Langone transferred her property into the Melissa Langone Trust dated May 4, 2026; John A. Goc, trustee, transferred property to Kimberly Goc; and Paul R. Sartorelli Jr., trustee, sold 27 North Hill Drive to Joseph Sartorelli for $843,000. None of these entries included a disclosed motivation, and none should be read as market-rate indicators in the same way as sales between unrelated buyers and sellers. One transfer, at 1085 Summer Street, moved from ISS Properties LLC to STFuture LLC with no price disclosed, an LLC-to-LLC transfer typical of commercial or investment property.
