Lynn's disclosed home sales cluster near $545,000 median in early September

LYNN -- Fifteen properties changed hands in Lynn between Aug. 14 and Sept. 12, according to deeds recorded at the Essex County (Southern District) Registry of Deeds, with the highest-priced sale reaching $804,000 for a home on Valley Avenue.

MARKET OVERVIEW The registry recorded 15 transfers during the period, though sale prices were disclosed in only 9 of them. Among those with disclosed prices, the range ran from $185,000 to $804,000, with a median sale price of $545,000. A raw count of 15 recorded deeds in a four-week window is a moderate volume for the city, though the six transfers without disclosed consideration, several involving trusts or same-family parties, limit how much the price data alone reveals about overall market conditions.

TOP SALES The period's top sale was 10 Valley Ave, which sold for $804,000 on Sept. 11; Neighborhood Properties Inc sold the property to Ahmad Zeydoun Ali. The second-highest sale was 12 Birch Brook Landing Unit 12, which sold for $754,650 on Sept. 11, with Singh Builders LLC selling to Hanbin Im. At 21 Stanwood St, the property sold for $560,000 on Sept. 10, with the estate representative of Esther Giannopoulos selling to Rebecca O'Loughlin. A sale at 17 Tilton Ter closed for $550,000 on Sept. 11, with John Paul Torres selling to Manuel D Enriquez Arellano. Rounding out the top five, 247 Linwood St Lot 2 sold for $545,000 on Sept. 11, with Robin J Boyd selling to Joseph Edward Dunn.

NEIGHBORHOOD BREAKDOWN Two units at 300 Lynn Shore Dr changed hands during the period: Unit 101 (price not disclosed) and Unit 1001 ($315,000), both condominium transfers. No other street had more than one recorded sale. By price tier, two sales topped $700,000 (10 Valley Ave and 12 Birch Brook Landing Unit 12); three fell between $500,000 and $700,000 (21 Stanwood St, 17 Tilton Ter and 247 Linwood St Lot 2); and four disclosed sales fell under $500,000, ranging from $185,000 at 152 Lynnway Unit 3B to $350,000 at 64 Hacker Rd Lot 46. The remaining six sales carried no disclosed price.

MARKET NOTES Condominium and multi-unit properties, identified by unit or lot designations in the deed records, accounted for roughly half of the period's 15 transfers, including 12 Birch Brook Landing, 16-6 Mt Hood Ter, 152 Lynnway, 247 Linwood St, 16 Woodlawn St, 15 Red Rock St, 300 Lynn Shore Dr (both units), 100 Euclid Ave, 65 Winnepurkit Ave and 64 Hacker Rd. Several transfers appear to be within the same family or into a trust rather than open-market sales: Dennis J Papagelis Tr to Sally A Papagelis at 16 Woodlawn St; Karen Lanfang Lin to Karen Lanfang Lin Tr at 300 Lynn Shore Dr Unit 101; John P Hurley to the Diane M & John P Hurley Living Trust at 40 Park Rd; Carmine Mario to Carmine Mario IV at 65 Winnepurkit Ave; and the Linda A Peluso Trust to the Gavriel 2015 Trust at 300 Lynn Shore Dr Unit 1001. None of these five carried a disclosed sale price. Beds, baths and square footage were not available in the deed data for any property in this period.
