Lynn home sales span $245,000 to $2.2 million with $730,000 median

LYNN -- A High Street property sold for $2.2 million in early August, the priciest transaction among 15 deeds recorded in Lynn between July 10 and Aug. 8, according to Essex County (Southern District) Registry of Deeds records.

MARKET OVERVIEW The registry recorded 15 property transfers in Lynn during the period. Of those, 11 included a disclosed sale price and four did not. Disclosed prices ranged from $245,411 to $2,200,000, with a median sale price of $730,000 among the 11 transactions that listed a price. Beds, baths and square footage are not available from deed records for any of the sales. Fifteen recorded transfers over a roughly four-week span represents a moderate volume of activity based on the raw count alone; the data does not include prior-period figures for comparison.

TOP SALES The month's highest-priced sale was 33 High St., which sold for $2.2 million on Aug. 6. The seller was listed as Michael Haliotis, trustee, and the buyer as 33 High LLC. The next-highest sale was 99 New Park St., Lot 44, which sold for $870,000 on Aug. 7; the seller was Angel Mancia Flores and the buyer was Julio S Feliz Gonzalez. At 31 Emerald Dr., Lot 35, the property sold for $785,000 on Aug. 6, with Mark W. Spencer as seller and Wilmer O. Sosa as buyer. Two condominium units at Birch Brook Landing also ranked among the top sales: Unit 4 sold for $784,100 and Unit 1 sold for $780,710, both on consecutive days, Aug. 7 and Aug. 6 respectively, with Singh Builders LLC as the seller in both transactions.

NEIGHBORHOOD BREAKDOWN Birch Brook Landing saw two recorded sales in the period, both condominium units sold by the same seller, Singh Builders LLC, at prices of $784,100 and $780,710. No other street had more than one recorded sale in the dataset. By price tier among the 11 disclosed sales: one sale, at 404 Broadway, Unit 201, closed under $500,000, at $245,411. Nine sales fell in the $500,000-to-$1 million range, including 105 Lawton Ave. ($675,000), 9 Ainsworth Pl., Lot B ($730,000), 28 Baltimore St., Unit 4 ($550,000), 12 Cannon Rock Rd., Lot 32 ($550,000), 27 Holly Ave. ($513,000), and the previously noted New Park Street, Emerald Drive and Birch Brook Landing sales. One sale, 33 High St., exceeded $1 million.

MARKET NOTES Four of the 15 recorded transfers involved a grantor and grantee sharing the same last name or listed as the same individual acting as trustee, a pattern consistent with within-family or trust-related transfers rather than open-market sales: 79 Starrett Rd., Lot 38 (Bonifacio F. Perez to Bonifacio F. Perez); 27 Union Ct., Lot A (David Ynocencio Medrano to Vidal Emilio Medrano); 13 Den Quarry Rd., Lot B-1 (Wendy S. Trofenof to Trofenof Family Trust of 2026); and 128 Woodlawn St., Lot 72 (Jeffrey A. Smalley to Jeffrey A. Smalley, trustee). None of these four disclosed a sale price. A fifth transaction with apparent family ties, 27 Holly Ave. (James Perkins to James F. Perkins Jr.), did disclose a price of $513,000. Several listings, including 99 New Park St., 79 Starrett Rd., 31 Emerald Dr., 9 Ainsworth Pl., 12 Cannon Rock Rd. and 128 Woodlawn St., carry lot designations suggesting condominium or planned-development units rather than standalone single-family parcels, indicating a mix of property types among the month's transfers. The top sale, at 33 High St., stands out for its buyer being a limited liability company, 33 High LLC, rather than an individual.
