LYNN -- Fourteen properties changed hands in Lynn over a four-week stretch ending July 18, with prices ranging from $285,000 for a single-family home on Maple Street to $3.225 million for a multi-unit property on Chatham Street, according to deeds recorded at the Essex South Registry of Deeds.

MARKET OVERVIEW The 14 transactions recorded between June 19 and July 18 spanned a wide price range: $285,000 to $3,225,000. Of those, 10 deeds listed a sale price; the median among those 10 was $620,000. The remaining four deeds did not disclose a price, which is common in registry filings and does not by itself indicate anything unusual about those transactions. Taken on raw count alone, 14 recorded sales in a month reflects a mix of property types and price points across the city, from an entry-level single-family purchase to a multimillion-dollar commercial-scale deed, without a single dominant price tier.

TOP SALES The largest transaction was 505-509 Chatham St., which sold for $3,225,000. Union-Green Realty LLC sold the property to Mayaben Patel.

4 Broad St. sold for $1,230,000, with Juliano Barbosa Amado as seller and Kazeem Akinwale Adedeji as buyer.

263 Lynn Shore Dr. sold for $1,000,000. Franz Israel sold the property to Suleyman Ozgan.

394 Western Ave. sold for $699,900, with Francisco Rodriguez as seller and Rosa Marlene Martinez as buyer.

11 Otis St., Lot 4, sold for $635,000. Jason Thompson sold the unit to Daniel Melara.

NEIGHBORHOOD BREAKDOWN By price tier, four sales closed under $500,000: 239 Maple St. ($285,000), 20 Heaths Ct., Unit 201 ($329,000), 150 Lynnway, Unit 403 ($339,000), and 88 Empire St. ($439,000). Four sales fell between $500,000 and $1 million: 34 Dona St. ($605,000), 11 Otis St., Lot 4 ($635,000), 394 Western Ave. ($699,900), and 263 Lynn Shore Dr. ($1,000,000). Two sales topped $1 million: 4 Broad St. ($1,230,000) and 505-509 Chatham St. ($3,225,000). The remaining four deeds -- 60 Elm St., 103 Sheilas Way, 560 Western Ave., Lot 2, and 102 Johnson St., Lot A -- did not disclose a price.

Western Avenue saw two separate transactions in the period: 394 Western Ave. sold for $699,900, and 560 Western Ave., Lot 2, changed hands with no price disclosed.

MARKET NOTES Two transactions involved the same seller and buyer pair on different properties: Jorge Ismael Morales conveyed both 60 Elm St. and 103 Sheilas Way to Kaii 2026 Family Trust; neither deed disclosed a price. Separately, 102 Johnson St., Lot A, transferred from Keisha Eddy to Keisha Natasha Eddy, trustee -- a within-family trust transfer, also without a disclosed price.

One sale involved a transfer from an individual to a limited liability company: 88 Empire St. sold for $439,000 from Susan C. Hubbard, conservator, to 88 Empire St. LLC. Another, 560 Western Ave., Lot 2, moved from an individual seller to Envista Home Services Inc., with no price disclosed.
