Ipswich Disclosed Home Prices Span $800,000 to $1.375 Million in July

IPSWICH -- Thirteen property deeds were recorded in Ipswich over the past month, but sale prices were disclosed in only two of those transactions, limiting what can be said about where the local market stands.

MARKET OVERVIEW The Essex South Registry of Deeds recorded 13 property transfers in Ipswich between June 19 and July 18. Of those, only two included a disclosed sale price: $800,000 and $1,375,000. Based on those two figures, the midpoint is $1,087,500. With prices disclosed for just 2 of 13 transactions, that figure should not be read as representative of the full month's activity — it reflects only the two sales for which a price was recorded. The raw count of 13 recorded deeds indicates a period of routine filing activity, but without pricing on the majority of transfers, the data does not support a broader read on whether the market ran active or quiet.

TOP SALES 34 Choate Lane, Lot 93, sold for $1,375,000 on July 9. Seller Barton L. Munro Jr. transferred the property to buyer Mark Nelson. It was the highest disclosed sale price of the period.

114 Little Neck Road sold for $800,000 on July 7. Thomas S. Eaton, trustee, sold the property to buyer David Horrigan.

No other transactions in this period included a disclosed sale price, so no additional entries can be ranked among the top sales.

NEIGHBORHOOD BREAKDOWN The 13 recorded transfers spanned 13 different addresses across town, including Broadway Avenue, Woods Lane, Wimbledon Court, Mt Pleasant Avenue, Choate Lane, Jeffreys Neck Road, Kings Way, Colonial Drive, Lillian Drive, Stage Hill Road, Hodgkins Drive and Little Neck Road. No two transfers shared a street name, so no street-level clustering emerged this period.

Lydon, trustee; Martin Siwak to Martin Neil Siwak, trustee; and Barbra J. DelVecchio to Barbra J. DelVecchio, trustee. Deed records do not indicate why these transfers occurred, and no motivation is implied.

By contrast, only three transfers in the period involved unrelated buyers and sellers: the Choate Lane sale to Mark Nelson, the Little Neck Road sale to David Horrigan, and a transfer of 500 Colonial Drive, Unit 106, from the Unit 106 Realty Trust to buyer Katherine Mirabile Dunham (price not disclosed).
