Salem Home Sales Cluster Above $700,000 Median In Late August Deed Filings

SALEM -- Fifteen property sales were recorded in Salem between July 31 and Aug. 29, with disclosed prices ranging from $374,000 to $850,000 and a median of $717,500 among the 10 transactions that listed a sale price.

MARKET OVERVIEW The Essex South Registry of Deeds recorded 15 Salem property transfers in the period, though only 10 included a disclosed consideration amount. Among those 10, prices ranged from $374,000 to $850,000, with a median of $717,500. Based on raw count alone, the period saw a moderate volume of activity, with sales concentrated in the final two days of August. Five of the 15 transfers did not disclose a sale price, which is common for deed records and does not necessarily indicate the property's value.

TOP SALES The highest-priced sale was 24 Mason St, which sold for $850,000 on Aug. 28; Carlos Garcia sold the property to Ircania C. Valera. Close behind, 2 Andover St, Unit B, sold for $830,000 the same day, with Tyler James Busby selling to Michael D. Klein. At 141 Washington St, Unit 3, the sale price was $810,000, with Charles F. Loutrel III selling to Mark D. Friedman, trustee. Rounding out the top five, 7 Hamilton St, Unit 3, sold for $740,000 on Aug. 27, with Joycelyn L. Snell selling to Frank F. Rand III, trustee, and 134 Highland Ave sold for $735,000 the same day, with Michael J. Higgins selling to Philip Andrew Sloan.

NEIGHBORHOOD BREAKDOWN Two streets each recorded two sales in the period. Mason Street saw the top sale of the month at 24 Mason St ($850,000) alongside a lower-priced condo sale at 99 Mason St, Unit 2 ($485,000). Washington Street also produced two sales: 141 Washington St, Unit 3 ($810,000), and 99 Washington St, Unit 43 ($700,000). By price tier, three of the disclosed sales fell under $500,000: 99 Mason St Unit 2 ($485,000), 102 Bridge St Unit 1 ($472,000) and a unit at Unit 3 with no street address listed ($374,000). The remaining seven disclosed sales fell between $500,000 and $850,000, and no recorded sale in the period exceeded $850,000.

MARKET NOTES Condominium units accounted for eight of the 15 recorded transfers, identified by unit numbers at addresses on Andover, Washington, Mason, Bridge, Hamilton and North streets. Three sales involved single-family-style street addresses without unit designations: 24 Mason St, 134 Highland Ave and 13 Plymouth St. The remaining four transfers, at Larch Avenue, Ocean Avenue, Ord Street and Linden Avenue, were recorded with lot designations rather than standard street addresses. Three of the five transfers without a disclosed price involved a seller and buyer sharing the same surname or affiliated entity name: Kenneth Almon Wilson transferred 5 Linden Ave Lot 9 to Kenneth Almon Wilson; Joseph E. Corrao transferred 143 North St Unit 3 to Joseph E. Corrao, trustee; and Noa Flaherty transferred 13 Plymouth St to Flaherty Holdings LLC. These patterns are consistent with family or trust-related transfers, though the deed data does not indicate the reason for the transfer.
