High-End Wenham Sales Push Price Range Toward $4 Million

WENHAM -- Eleven property transfers were recorded in Wenham over the past month, led by a $3,985,000 sale on Grapevine Road that was the town's priciest deed of the period.

MARKET OVERVIEW Essex County Southern District Registry of Deeds records show 11 Wenham property transfers recorded between June 19 and July 18. Seven of the 11 deeds listed a sale price; the remaining four were recorded without consideration amounts disclosed. Among the seven disclosed sales, prices ranged from $400,000 to $3,985,000, with a median sale price of $1,100,000. The raw count of 11 recorded deeds in a four-week span reflects a mix of arm's-length sales and family or trust transfers; four of the 11 transactions appear to be transfers between related parties or into trusts rather than open-market sales.

TOP SALES The highest-priced transaction was 120 Grapevine Rd Lot 4, which sold for $3,985,000 on July 9. Seller Ledges LLC transferred the property to 120Grapevine LLC. The second-highest sale was 40 Pleasant St, which sold for $2,900,001 on June 23; Jonathan R. McMahon sold to Courtney Van Zandt Panatier. At 7 Charles Davis Dr Lot 13A, Shunyu Teng sold to Derek Goodwin for $1,720,000 on June 24. The 4 Enon Rd Lot 50A property sold for $1,100,000 on July 16, with Sacc Realty LLC selling to Scott Perry. Rounding out the top five, 14 Bruce Ln sold for $932,500 on June 30, with John M. Balentine, trustee, selling to Samantha M. Hyslip.

NEIGHBORHOOD BREAKDOWN No two recorded sales shared a street name this period, so transactions are grouped by price tier instead. One sale closed under $500,000: 68 Maple St, at $400,000. Two sales fell in the $500,000-to-$1 million range: 14 Bruce Ln ($932,500) and 20 Perkins St Lot 2 ($900,000). Two more fell between $1 million and $2 million: 4 Enon Rd Lot 50A ($1,100,000) and 7 Charles Davis Dr Lot 13A ($1,720,000). Two sales topped $2 million: 40 Pleasant St ($2,900,001) and 120 Grapevine Rd Lot 4 ($3,985,000). Three of the 11 transfers show a matching or related last name between grantor and grantee paired with trust language: 59 Dodges Row Lot 2A (Paul F. Bliss to Bliss Family Protection Trust), 3 Pine Hill Rd Un 3 (Diane C. Foley to Diane C. Foley, trustee) and 57 Walnut Rd (Tyler Whittemore Cowan to Courtney M. Cowan, trustee). A fourth, 12 Wallis Dr Un 12, moved from one trustee (Ruth E. Trimarchi) to another (David W. Miller), also without a disclosed price.
