Haverhill sale prices span $185,000 to $700,000 with $499,900 median

HAVERHILL -- Fifteen property sales were recorded in Haverhill during the four weeks ending Sept. 12, with prices ranging from $185,000 to $700,000 and a median sale price of $499,900, according to deed records from the Essex County (Southern District) Registry of Deeds.

MARKET OVERVIEW The registry recorded 15 transfers in the period, 11 of which listed a sale price. The four remaining transactions, at 20 Pentucket St, 19-21 Webster St, 6 Riverbank Cir Unit 11 and 5 Ford St, list no consideration amount and are reported here as price not disclosed. Among the 11 disclosed sales, prices ranged from $185,000 for a unit at 440 North Ave to $700,000 for a property on Primrose Street, with a median of $499,900. Fifteen recorded deeds over roughly a month is a moderate volume for the city; the data does not include prior-period figures for comparison.

TOP SALES The highest-priced transaction was 451 Primrose St Lot 8 & 9, which sold for $700,000 on Sept. 11. Diplomat Capital LLC was the seller and Tatiana Zuluaga the buyer. At 2 Elmwood Ave, the property sold for $660,000 on Sept. 10; Daniel A. Benoit Jr. was the seller and Luis Martinez Bastardo the buyer. A unit at 2 Paradise Ln Lot A sold for $650,000 on Sept. 11, with Jorge Ortiz-Frank as seller and Sokea Khan as buyer. At 107 Freeman St Extn, the sale price was $549,900 on Sept. 11; Lawrence W. Laplante, as representative of the estate, was the seller, and Fritz Von Hoehn the buyer. Rounding out the top five, 30 Woodland Park Dr Unit 30, Building 3, sold for $520,000 on Sept. 9, with Kevin P. Desmond as seller and Janice M. Doyle as buyer.

NEIGHBORHOOD BREAKDOWN No street in the dataset had more than one recorded sale, so no single-street cluster emerged this period. Two transfers in the period involved a grantor and grantee sharing a surname or the same individual: 20 Pentucket St transferred from Lorette A. Bohanan to Jason A. Bohanan, and 5 Ford St transferred from Artie Moses to Artie Moses as trustee. Both list no disclosed price. Bed, bath and square-footage figures were not available from the deed records for any property in this period.
