Hamilton August Home Sales Range From $565,000 To $1.3 Million

HAMILTON -- Fifteen properties changed hands in Hamilton over the past month, with disclosed sale prices ranging from $565,000 to $1.3 million and a median of $810,000 among the transactions that reported a price.

MARKET OVERVIEW

Fifteen deeds were recorded in Hamilton between July 31 and Aug. 29, roughly one every other day. Nine of the 15 transactions, or 60%, listed a sale price; the remaining six were recorded without a disclosed consideration amount, which is common for deed records and does not necessarily reflect anything about those specific sales. Among the nine disclosed sales, prices ranged from $565,000 for a home on Leigh Road to $1,300,000 for a property on Fox Run Road, with a median of $810,000. Fifteen recorded sales in a single month is a notable volume of turnover for a town of Hamilton's size, though the deed data does not include listing counts or days-on-market figures needed to characterize the pace of the market further.

TOP SALES

The month's highest-priced transaction was 55 Fox Run Rd Lot 28A, which sold for $1,300,000 on Aug. 14. Kate M. Shamsuddin was the seller and Jordan L. Becker the buyer. Close behind, 49 Walnut Rd sold for $1,255,000 on Aug. 19, with the Leigh M. Thayer Trust as seller and Malcolm Wallace as buyer. 13 Plesant St sold for $900,000 on Aug. 27; Corey Beaulieu was the seller and Emily Fougere the buyer. 121 Linden St sold for $840,000 on Aug. 14, with Steven Derocher as seller and Stephen Sanborn as buyer. Rounding out the top five, 99 Homestead Cir Lot 81 sold for $810,000 on Aug. 19; the seller was listed as Fed Nat Mor Ass and the buyer as Colby S L.

NEIGHBORHOOD BREAKDOWN

Martel Road was the only street with more than one recorded sale: both 45 Martel Rd and 4 Martel Rd changed hands, on Aug. 21 and Aug. 14 respectively, and neither disclosed a price. Both were transfers into a trust bearing the same family name as the seller, a pattern also seen elsewhere in the month's data. By price tier among the nine disclosed sales, seven fell between $500,000 and $1 million: 27 Leigh Rd ($565,000), 315 Lake Dr Lot 33 & 34 ($760,000), 21 Junction Ln Un 21 Bldg 3 ($727,000), 56 Meyer Rd Lot A1 ($800,000), 99 Homestead Cir Lot 81 ($810,000), 121 Linden St ($840,000) and 13 Plesant St ($900,000). Two sales exceeded $1 million: 49 Walnut Rd and 55 Fox Run Rd Lot 28A. No sale in the disclosed group fell under $500,000. The six sales with no disclosed price were spread across Gail Avenue, Martel Road (two), Honeysuckle Road, Village Lane and Woodland Mead.

MARKET NOTES

Several transfers in the dataset moved property within the same family name rather than to a new owner: the Martel Road pair noted above, plus 7 Honeysuckle Rd Lot 31 (Henry L. Jensen to Judith M. Jensen, trustee) and 86 Village Ln Lot 7 & 8 (David Poulo to David Poulo, trustee). None of these four disclosed a sale price. Limited liability companies appeared on one or both sides of six of the 15 transactions, including MPM Companies LLC, Race Realty LLC, H & R Land Development LLC, Bond Hill Ventures LLC, 315 Lake Drive LLC and Harvard Hamilton Farm LLC, the buyer in a multi-lot transfer covering parcels at 27, 66 and 122 Woodland Mead from the President & Fellows of Harvard College. Several addresses carried lot or unit designations, such as 21 Junction Ln Un 21 Bldg 3 and 99 Homestead Cir Lot 81, indicating a mix of condominium, manufactured-home or subdivided-lot properties alongside conventional single addresses. Deed data does not include square footage, so no price-per-square-foot comparison could be made this month.
