Groveland's Priciest Home Sales Cluster Above $700,000 In Late July

GROVELAND -- Fifteen properties changed hands in Groveland between June 26 and July 25, led by a $1.1 million sale on Stonebridge Road, according to deed records filed with the Essex County (Southern District) Registry of Deeds.

MARKET OVERVIEW

Fifteen sales were recorded during the period. Of those, 12 listed a sale price, ranging from $200,000 to $1,100,000, with a median of $695,000. The remaining three transfers did not disclose a price, which is common for deed filings and does not necessarily indicate a non-arm's-length sale. Fifteen recorded transfers over a four-week span is a moderate volume based on the raw count; no prior-period data was provided for comparison.

TOP SALES

The month's highest-priced transaction was 18 Stonebridge Rd. Lot 7, which sold for $1,100,000 on July 10. Seller Gordon Thomas Holmes conveyed the property to Mary A. Callard. Two streets recorded multiple sales during the period. King Street had two transactions: 158 King St. sold for $675,000 on July 17, and 97 King St. sold for $793,950 on July 8. School Street also had two: 192 School St. sold for $630,000 and 55 School St. sold for $610,000, both on July 10. By price tier among the 12 disclosed sales, two fell under $500,000 -- 6 & 8 Pond St. at $200,000 and 85 Main St. at $420,000. Nine fell between $500,000 and $1 million, including sales on Alyssa Drive, School Street, King Street, Center Street, Benjamin Street, Byfield Road and Washington Street.
