Groveland home sale prices span $420,000 to $1.1 million over past month

GROVELAND -- Fifteen properties changed hands in Groveland over the past month, with recorded sale prices ranging from $420,000 to $1,100,000 and three separate transactions recorded on School Street alone.

MARKET OVERVIEW

The Essex County Southern District Registry of Deeds recorded 15 property transfers in Groveland between June 19 and July 18. Of those, 12 included a disclosed sale price; the remaining three were transfers between family members or into trusts and did not carry a stated consideration amount. Among the 12 disclosed sales, prices ranged from $420,000 to $1,100,000, with a median sale price of $716,500. Fifteen recorded deeds over a four-week span represents a steady pace of turnover, though this data set does not include prior-month figures for comparison.

TOP SALES

The month's highest-priced transaction was 18 Stonebridge Rd Lot 7, which sold for $1,100,000 on July 10. Gordon Thomas Holmes sold the property to Mary A. Callard. The second-highest sale was 261 School St Lot 1, which sold for $900,000 on June 26, with the Fisher 2025 Trust selling to Charles Ippolito. At 97 King St, Sean Mahoney sold to Brooke Galindo for $793,950 on July 8. Rounding out the top five, 168 Washington St Lot 3 sold for $735,000 on July 16 (Brandon Daniels to Steven Keith), and 7 Byfield Rd Lot D sold for $732,500 on July 13 (Glen E. Wilson to Cassandra A. Tsoulas).

NEIGHBORHOOD BREAKDOWN

School Street was the month's most active street, with three separate sales: 261 School St Lot 1 at $900,000, 192 School St at $630,000, and 55 School St at $610,000. King Street also saw two transactions: 97 King St at $793,950 and 158 King St at $675,000. By price tier, one sale closed under $500,000 (85 Main St at $420,000), 10 sales fell between $500,000 and $1 million, and one sale — 18 Stonebridge Rd Lot 7 — topped $1 million.

MARKET NOTES

Bed, bath and square footage figures are not available from deed records, so no price-per-square-foot comparisons can be made this month. The disclosed sales included at least one condominium unit, 1305 Alyssa Dr Un 1305 Bldg 13, which sold for $580,000. One buyer, CIL Realty of Massachusetts Inc., which purchased 85 Main St for $420,000, appears to be a corporate rather than individual buyer based on the deed record. Three of the 15 recorded transfers — Salem St Lot B-1, a property listed only as "See Record," and 113 King St — carried no disclosed price and involved a grantor and grantee sharing the same last name (Rogers, Boyd and Lausier, respectively), consistent with a trust or estate transfer within the same family. Two sellers in the disclosed-price group, at 158 King St and 192 School St, are listed with a "REP" designation, indicating the seller acted as a representative of an estate.
