Gloucester's Priced Sales Span $279,000 to $1.13 Million So Far This Period

GLOUCESTER -- Thirteen property transfers were recorded in Gloucester over the past month, led by a $1,130,000 sale on Mount Vernon Street, while most of the period's deeds involved family members or trusts transferring property to themselves rather than open-market buyers.

MARKET OVERVIEW

The Essex County Southern District Registry of Deeds recorded 13 Gloucester property transfers between Sept. 30 and Oct. 2. Of those, four carried a recorded sale price so far, ranging from $279,000 to $1,130,000, with a median of $730,000 among the priced sales. The remaining nine show no price yet, which is typical: the registry generally posts consideration amounts within about a week of recording, and several of the unpriced transfers appear to be trust or family transactions rather than open-market sales. With fewer than a third of this period's deeds carrying a price at this point, a full read on the month's market will depend on prices that have yet to post.

TOP SALES

The highest-priced transaction was 23 Mount Vernon St., which sold for $1,130,000 on Oct. 2. Sater Family Realty Trust sold the property to 64 Friend LLC. At 32 Blynman Ave., Susan Guest-McPhail, acting as estate representative, sold to HB Development Corp. for $905,000 on Sept. 30. At 206 Washington St., Unit A, Jo-Ann D. Cecilio, as trustee, sold to Fix & Flip LLC for $555,000 on Oct. 1. At 17 Millett St., Unit 3, Elizabeth A. Karabelas sold to Julie Broe for $279,000 on Sept. 30.

NEIGHBORHOOD BREAKDOWN

Prospect Street saw two separate transfers in the period, at 102 Prospect St., Unit A and 53 Prospect St., though neither has a recorded price yet. Ye Olde Country Road and Cove Way both changed hands the same day, Oct. 2, in transfers between the same two parties, Scott F. Kerr as trustee and John R. Kerr as trustee. Among sales with recorded prices, one fell under $500,000 (17 Millett St.), two fell between $500,000 and $1 million (206 Washington St. and 32 Blynman Ave.), and one exceeded $1 million (23 Mount Vernon St.).

MARKET NOTES

Seven of the 13 recorded deeds list the same individual or family name on both the grantor and grantee lines, often paired with a trustee designation: the two Kerr family properties, 23 Wolf Hill Road (Peter F. Klim to Peter F. Klim, trustee), 16 Walker St. (Edward Akerley to Edward C. Akerley, trustee), 102 Prospect St., Unit A (Holly M. Chiancola, trustee, to herself), 75 Dolliver Neck Drive (David M. McPherson to David M. McPherson, trustee), 53 Prospect St. (Erin A. Pequeno to Erin A. Pequeno), and 28 Sumner St. (Barbara Giuffre-Richards to Joshua Giuffre Richards). None of those seven carry a recorded price. Separately, four properties transferred to limited liability companies or corporations rather than individual buyers: 64 Friend LLC, Fix & Flip LLC, HB Development Corp. and Pine Hill Lookout LLC. Three of those four are among the period's four priced sales. Unit and lot designations on several properties (17 Millett St. Unit 3, 206 Washington St. Lot A, 102 Prospect St. Lot A, 22 Pew Ave. Lot 83) indicate condominium or subdivided-lot filings, though bedroom, bathroom and square-footage data were not available from deed records.
