Georgetown Home Sale Tops $1.3 Million As Median Price Holds Near $850,000

GEORGETOWN -- A condominium unit on West Main Street sold for $1,373,900 in mid-July, the highest recorded sale price in a four-week stretch that saw 15 property transfers recorded at the Essex South Registry of Deeds.

MARKET OVERVIEW Fifteen sales were recorded in Georgetown between June 19 and July 18. Of those, 11 disclosed a sale price, ranging from $651,000 to $1,373,900. The median sale price among the 11 disclosed transactions was $849,000. Four transfers did not include a recorded consideration amount. Fifteen recorded transfers over four weeks is a moderate volume for the town; the dataset does not include prior-period figures, so no comparison to earlier months can be made.

TOP SALES The period's highest-priced sale was 206 W Main St Unit 5, which sold for $1,373,900 on July 17. Rock Pond Development LLC sold the unit to Andrew G. Smith. At 16 Thurlow St, Mary Anne Correnti-Meyers sold to George Desrochers for $990,000 on July 10. A property at 26 Long Hill Rd Lot 1 sold for $960,000 on July 16, with Andrew S. Liakos selling to Stuart Conti. At 22 Nelson Ave Lot 22, Teresa B. Keilty sold to Christopher Jacob Nevers for $900,000 on July 17. Rounding out the top five, 4 Forest St Lot 4 sold for $851,000 on June 30, with Peyton Beatrice, identified in the deed as a representative, selling to Marisa Guglielmi.

NEIGHBORHOOD BREAKDOWN Two streets had more than one recorded sale. Main Street saw two transfers at opposite ends of the price range: 206 W Main St Unit 5 sold for $1,373,900, while 246 E Main St Lot 2 sold for $651,000, the period's lowest disclosed price. Searle Street also had two sales: 8 Searle St sold for $710,000, and 68 Searle St Lot 5 changed hands without a disclosed price.
