Georgetown Home Prices Span Nearly $1 Million as Three Sales Cross Seven Figures

GEORGETOWN -- Georgetown recorded 15 property transfers over the four weeks ending Aug. 29, with three sales closing above $1 million and a median price of $725,000 among the properties with disclosed considerations, according to Essex County (Southern District) Registry of Deeds records.

MARKET OVERVIEW Deeds recorded during the period show 15 Georgetown property transfers between July 31 and Aug. 29. Of those, 12 listed a sale price, ranging from $225,850 for a unit at 13 Larkspur Circle to $1,131,000 for a condominium at 206 W. Main St. The median sale price among the 12 disclosed transactions was $725,000. Three sales, at 206 W. Main St., 459 North St. and 113 Thurlow St., closed above $1 million. Fifteen recorded transfers in a single month is a notable volume of activity for a town Georgetown's size, though the dataset does not include prior-month figures for direct comparison.

TOP SALES The highest-priced sale was 206 W. Main St., Unit 2, which sold for $1,131,000 on Aug. 27; Rock Pond Development LLC was the seller and Lesley Crosby the buyer. At 459 North St., Lot 1, Linda G. Kemmer sold to Michael R. Braden, trustee, for $1,050,000 on Aug. 26. Ross L. Olson sold 113 Thurlow St., Lot 77, to Derek McCarthy for $1,026,200 on Aug. 18. Parish Commons LLC sold 66 Parish Road, Unit 8, to Steven Feudo for $950,000 on Aug. 14. Nancy Moore sold 23 Old Jacobs Road, Lot 23, to Cameron Fairbanks for $925,000 on Aug. 28.

NEIGHBORHOOD BREAKDOWN Lake Shore Drive, recorded in the data under both "Lake Shore Dr" and "Lakeshore Dr," accounted for four transactions, more than any other street in the period: 105 Lake Shore Drive, Lot 249 ($685,000); 83 Lake Shore Drive, Lot 48 ($400,000); 7A Lake Shore Drive, Unit 7A ($750,000); and 88 Lakeshore Drive, Lot 218 and part of Lot 217 (price not disclosed). Andover Street had two sales: 373 Andover St. (price not disclosed) and 37 Andover St. ($450,000). Main Street also had two sales at opposite ends of the price range: 206 W. Main St. ($1,131,000) and 41 E. Main St. ($330,000). By price tier, four sales closed under $500,000, five sold between $500,000 and $1 million, and three sold above $1 million; the remaining three sales had no disclosed price.

MARKET NOTES Samantha Struthers appears on both sides of separate Lake Shore Drive deeds one day apart: she bought 105 Lake Shore Drive, Lot 249, for $685,000 on Aug. 27, then sold 83 Lake Shore Drive, Lot 48, for $400,000 on Aug. 26. Two transfers list the same name as both grantor and grantee: James M. Griffin at 25 Beverly Drive and Stephanie K. Aresta-DaSilva at 88 Lakeshore Drive; neither disclosed a price. A third transfer, 373 Andover St., moved from Jeffrey A. Moore to the Moore Family 2026 Nominee Trust, also without a disclosed price. Two of the period's top five sales, 206 W. Main St. and 66 Parish Road, originated from LLC sellers (Rock Pond Development LLC and Parish Commons LLC), consistent with multi-unit or newly built condominium sales. Deed records for this period do not include bedroom, bathroom or square-footage figures.
