Four Haverhill sales post prices this period, topping out at $662,500

HAVERHILL -- Fourteen property deeds were recorded in Haverhill between Sept. 4 and Oct. 3, but sale prices have posted for only four of them so far, a reminder that price data typically trails the registry's recording date by about a week.

MARKET OVERVIEW Of the 14 recorded sales, four carry a sale price to date, ranging from $360,000 to $662,500. The median among those four is $442,500. Because 10 of the 14 transactions are still awaiting price data, it is too early to characterize the period as active or quiet based on price activity alone; the raw count of 14 recorded deeds is the only volume figure available for comparison in future months.

NEIGHBORHOOD BREAKDOWN By price tier among the four sales with recorded prices: three fell under $500,000 (27 Orchard St Unit 27B, 109 Pilgrim Rd Unit 109, and 19B Orchard Ave Unit 19B), and one fell in the $500,000-to-$1 million range (1 Alfred Pk). No sale this period topped $1 million. Two of the four priced sales involved streets with similar names, Orchard Street and Orchard Avenue, though they are distinct addresses. No other street recorded more than one sale with a price on file.

These are typical of family or estate-related transfers, which the registry records alongside open-market sales. The one exception among the unpriced deeds, 70 Washington St Unit 6-7, transferred from the Unit 6-7 Trust to Maywash LLC, entities that do not share a family name.
