Essex home prices range from $775,000 to $1.2 million in latest sales
ESSEX -- Five property transfers recorded in Essex during the four-week period ending Sept. 12 included one seven-figure sale and two transfers within the same family that carried no disclosed price, according to Essex County (Southern District) Registry of Deeds records.
MARKET OVERVIEW The registry recorded five sales in Essex between Aug. 14 and Sept. 12. Of those, three included a disclosed sale price, ranging from $775,000 to $1,200,000, with a median of $875,000. The other two transfers, both involving trusts, did not include a disclosed consideration amount. Five recorded sales over a four-month span is a modest count on its own; the dataset does not include prior-period figures, so no comparison to earlier months can be made.
TOP SALES The highest-priced transaction was 6 Scots Way Lot 2, which sold for $1,200,000 on Aug. 21. Scott Savory sold the property to 6 Scots Way LLC. 31 Forest Ave Lot A sold for $875,000 on Aug. 21. Trevor Meek sold the property to Tyler Popp. A property listed in the deed record only as "See Record" sold for $775,000 on Aug. 28. Bettye J. Outlaw sold the property to Donovan Melero Nelson.
NEIGHBORHOOD BREAKDOWN No two sales in this period shared a street name, so transactions are grouped by price tier. One sale exceeded $1 million: 6 Scots Way Lot 2 at $1,200,000. Two sales fell in the $500,000 to $1 million range: 31 Forest Ave Lot A at $875,000 and the Aug. 28 sale recorded as "See Record" at $775,000. The remaining two transactions, at 2 Riverview Hill Rd and 8 Centennial Grove Rd Lot 2B, did not include a disclosed price.
MARKET NOTES Two of the five recorded transfers were trust transactions within the same family: William Balsham transferred 2 Riverview Hill Rd to the Revocable Trust of William F. Balsham on Aug. 24, and Paul E. Campagna transferred 8 Centennial Grove Rd Lot 2B to himself as trustee on Aug. 19. Neither carried a disclosed sale price, which is typical for this type of deed. Three of the five properties in this period, at Scots Way, Forest Ave and Centennial Grove Rd, carried "Lot" designations in their addresses, consistent with condominium units or subdivided parcels rather than standalone single-family lots. The top sale's buyer was recorded as an LLC rather than an individual.
