Danvers Sale Prices Range From $479,000 To $1.75 Million Over Four Weeks

DANVERS -- Thirteen property transfers were recorded in Danvers over the past month, led by a $1.75 million sale on Maple Street, according to deeds filed with the Essex County (Southern District) Registry of Deeds.

MARKET OVERVIEW Thirteen sales were recorded between June 19 and July 18. Of those, seven disclosed a sale price, ranging from $479,000 to $1,750,000, with a median of $705,000 among the disclosed transactions. The remaining six deeds did not include a consideration amount. With 13 transactions recorded over four weeks, sales occurred roughly every three days during the period.

TOP SALES The largest transaction was 135 Maple St., which sold for $1,750,000 on July 17; 1904 LLC was the seller and Engine 111 LLC the buyer. At 23 Bradley Rd., Lot 24, the property sold for $995,000 on July 16, with Mark S. Labbe, trustee, selling to Robert M. Dallocco. A unit at 106 Conant St., Lot 7, sold for $750,000 on July 16, from Lyndsay Gilliland to Gabriella Pucciarelli. At 134 North St., Lot 3, the sale price was $705,000 on July 10, with Brett Amico selling to Abigail Vanzant. Rounding out the top five, 22 Burley St., Lot 102, sold for $680,000 on July 14, with Donna M. Debenedictis selling to Gordon S. Simpson.

NEIGHBORHOOD BREAKDOWN Maple Street saw two transactions in the period: the $1,750,000 sale at 135 Maple St. and a $479,000 sale of a unit at 307 Maple St., Unit 307. No other street had more than one recorded sale. Among the seven disclosed-price sales, one fell under $500,000 (307 Maple St., at $479,000), five fell between $500,000 and $1 million (5 Northfield Way, 22 Burley St., 134 North St., 106 Conant St. and 23 Bradley Rd.), and one exceeded $1 million (135 Maple St.).

MARKET NOTES Six of the 13 recorded deeds -- nearly half -- did not disclose a sale price. Five transfers appear to involve related parties or family trusts: a Kirkbride Drive unit passed from Patricia Dickson to Warren D. Dickson, trustee; a Sylvan Street unit moved from Elizabeth A. Foster to the Foster Family Living Trust; a Foster Street property was transferred by Gerald H. Hallinan into the Gerald H. Hallinan Irrevocable Income Only Trust; a Porter Street property passed from Joseph L. Desmond to Karen C. Desmond, trustee; and a Massachusetts Avenue unit moved from a representative of the Maher/Mahar estate to Traci-Renee M. Mahar. The registry data does not indicate motivation for these transfers. Eleven of the 13 recorded addresses carried a unit or lot designation, indicating the month's activity was concentrated in condominium or multi-unit properties rather than standalone single-family sales.
