Danvers Home Prices Cluster Near $760,000 Median In September Closings

DANVERS -- Fifteen property sales were recorded in Danvers between Sept. 4 and Oct. 3, with prices ranging from $175,000 to $1.4 million and a median sale price of $760,000, according to Essex County Southern District Registry of Deeds records.

MARKET OVERVIEW Of the 15 transactions recorded during the period, 12 carry a sale price so far; the remaining three are awaiting price data from the registry, which typically appears within about a week of recording. Among the 12 sales with recorded prices, the range ran from $175,000 for a condominium unit on Pine Street to $1.4 million for a property on High Street. The median sale price among priced transactions was $760,000. Fifteen closings over the four-week period point to a steady pace of transaction activity in town.

TOP SALES The highest-priced sale was 162 High St., which sold for $1.4 million on Sept. 28. JJC General Contracting Inc. sold the property to Susan Usman. The second-highest sale was a condominium unit at 81-83 Elm St., Unit 2, which sold for $955,000 on Sept. 30. CIHM Realty Trust sold the unit to MJP Properties Inc. A property at 26 N. Shetland Rd., Lot 101, sold for $950,000 on Sept. 30. Lauren Conroy sold it to George W. Levasseur. At 129 Burley St., Lot 3003, a property sold for $875,000 on Sept. 30. Jennifer A. Peterson, as trustee, sold to Jared Menzer. A property at 45 Riverside St., Lot 27, sold for $850,000 on Sept. 30. Roger R. Pelletier sold it to Xavier A. Gonzalez.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded sale during the period, so transactions are grouped here by price tier. One sale, a condominium at 194 Pine St., Unit C-8, closed under $500,000, at $175,000. Ten sales fell between $500,000 and $1 million, on North Street, Centre Street, Village Post Road, Elm Street, N. Shetland Road, Burley Street, Riverside Street, Maple Street, Preston Street and Williams Street. One sale, 162 High St., closed above $1 million.

MARKET NOTES Three of the 15 recorded transfers paired a seller and buyer with the same last name, with the buyer listed as trustee: 147 Sylvan St., Unit 17B (Minho Han to Minho Han, trustee); 4 Cortland Rd., Lot 4 (Paul Garozzo to Paul Matthew Garozzo, trustee); and 7 Surrey Ln., Lot 6 (Joan L. Phillips to Michael P. Phillips, trustee). None of those three carries a recorded sale price yet. A fourth transfer, the Pine Street condominium, also moved between family members, from Stephen R. Dagata, trustee, to Deirdre A. Dagata, at a recorded price of $175,000. A buyer recorded under the names MJP Properties Inc. and MJP Pro Inc. appears in two transactions during the period: 81-83 Elm St., Unit 2 ($955,000) and 171 Maple St. ($770,000). The period's deed records show a mix of condominium units (Pine Street, Village Post Road, Sylvan Street, Elm Street) and single-family or standalone-lot properties (Centre Street, N. Shetland Road, Burley Street, Riverside Street, Maple Street, Preston Street, Williams Street, High Street).
