Canal Street's $2.05 Million Sale Anchors Salem's September Property Transfers

SALEM -- Fourteen property transfers were recorded in Salem's registry of deeds between Sept. 4 and Oct. 3, but only five carried a sale price in the data so far, led by a $2.05 million sale on Canal Street.

MARKET OVERVIEW Of the 14 deeds recorded in Salem during the period, five included a sale price, ranging from $325,000 to $2,050,000. The median among those five was $685,000. The other nine transfers, nearly two-thirds of the period's total, show no price yet; that typically reflects a lag of about a week before a price appears in registry data, not a decision by either party to keep the figure private. With only five priced sales on record, the available data does not support a conclusion about whether the period was active or quiet relative to Salem's typical pace. A clearer picture should emerge once the remaining nine prices are recorded.

TOP SALES 1 Canal St. sold for $2,050,000 on Sept. 30, the highest recorded price of the period. The seller was Samari Group LLC and the buyer was One Canal LLC; a second record involving the same seller and buyer was recorded the same day under a separate reference, indicating the property changed hands across more than one filing. 111 Leach St. Unit 3 sold for $690,000 on Sept. 30. Deniz Ozisik was the seller and Susan E. Raviv the buyer. 65 Washington St. Unit 405 sold for $685,000 on Oct. 2. Joshua Daly was the seller and Sara Leski the buyer. 46 School St. Unit 2 sold for $525,000 on Oct. 1. Joel D. Danforth was the seller and Cory D. Bent the buyer. 16 Bakers Island Lot 2-4 sold for $325,000 on Sept. 30. Peter Pascucci was the seller and Bernard J. Golden, as trustee, the buyer.

NEIGHBORHOOD BREAKDOWN Among the five priced sales, one exceeded $1 million: the $2,050,000 Canal Street transaction. Three fell in the $500,000 to $1 million range: 111 Leach St. Unit 3, 65 Washington St. Unit 405 and 46 School St. Unit 2. One, the Bakers Island lot, sold for less than $500,000. No street appears more than once among the priced sales. The nine transfers still awaiting a price span Balcomb Street, Gardner Street, Essex Street, South Ridge Circle, Gables Circle, Larch Avenue, Hersey Street and Loring Avenue, also with no street repeated.

MARKET NOTES Three of the five priced sales were condominium units: 65 Washington St. Unit 405, 46 School St. Unit 2 and 111 Leach St. Unit 3. A fourth condo, 281 Essex St. Unit 406, has no price yet. Six of the 14 recorded transfers, at Balcomb Street, Essex Street, South Ridge Circle, Gables Circle, Larch Avenue and Loring Avenue, moved property between people sharing a surname or into a trust bearing the family name, a pattern that recurs in deed records and differs from an open-market sale between unrelated parties. Three of the unpriced transfers, at 21 Balcomb St., 24 Gables Cir. and 3 Larch Ave., reference specific lot numbers, consistent with recently subdivided parcels. Bedroom, bathroom and square-footage figures were not available from the deed data for any property in this period.
