Boxford's Top Sale Tops $2 Million Amid Wide Range in Recent Deeds

BOXFORD -- Fourteen property transfers were recorded in Boxford between June 19 and July 18, led by a $2,097,000 sale on Hoveys Pond Drive. Half of the recorded deeds did not disclose a sale price, a common feature of Massachusetts registry data that limits how much of the period's activity can be assessed by price.

MARKET OVERVIEW

Of the 14 deeds recorded during the period, seven listed a sale price, ranging from $715,000 to $2,097,000. The median price among those seven disclosed sales was $1,075,000. The raw count of 14 recorded transfers suggests a period of ordinary deed activity for the town, though with half the sales carrying no disclosed price, the overall market cannot be fully characterized by dollar figures alone.

The highest-priced transaction was 29 Hoveys Pond Drive, which sold for $2,097,000 on July 17. The seller was listed as Jay Nawfel Fakir, trustee, and the buyer as Thomas Blackshaw.

24 Long Hill Road, Lot 3A, sold for $1,600,000 on July 15. Elizabeth P. Topel was the seller and Timothy Famolare the buyer.

10 Haymeadow Road, Lot 34A, sold for $1,190,000 on July 10. Bruce W. Vining was the seller and Hannah Bunker the buyer.

31 Chapman Road sold for $1,075,000 on July 15. Heber Souza was the seller and Elizabeth Magner the buyer.

31 Hillside Road, Lot 14, sold for $979,500 on July 15. Nausherwan Khan was the seller and James Gertz the buyer.

NEIGHBORHOOD BREAKDOWN

Main Street saw two recorded transfers during the period: 292 Main St., Lot 2, which sold from Blossom Associates LLC to Maryanne Hart with no price disclosed, and 709 Main St., a transfer from Yumi Choi to herself with no price disclosed. No other street had more than one recorded transfer.

By price tier among the seven disclosed sales, one transaction exceeded $2 million (Hoveys Pond Drive), three fell between $1 million and $2 million (Long Hill Road, Haymeadow Road and Chapman Road), and three sold below $1 million (Hillside Road, Adams Road and Killam Hill Road). Beneduce, trustee), 8A Porter Road (Clayton K. Smith to Clayton K. Smith, trustee), 24 Meeting Place Circle (Michael J. Bitto to Michael J. Bitto, trustee), Saddle Hill Road Lot 1 (Eileen Isison to Eileen Isison, trustee) and 709 Main St. (Yumi Choi to Yumi Choi). A sixth transfer, 21 Pinehurst Drive, Lot 23, moved from Brett C. Sherman to William A. Sherman, both sharing a surname. None of these six transfers disclosed a sale price, consistent with their appearance as internal or estate-planning transfers rather than open-market sales.
