BEVERLY -- Fifteen property transfers were recorded at the Essex County Registry of Deeds for Beverly between Sept. 4 and Oct. 3, led by the sale of a former downtown church property for $2,178,000. Ten of the 15 transfers carry a recorded sale price so far; the rest are expected to post within about a week, per standard registry timing.

MARKET OVERVIEW

Of the 15 recorded transfers, 10 have a sale price on file, ranging from $600,000 to $2,178,000. The median sale price among those 10 is $804,500. The remaining five transfers have no price yet available in registry data. Fifteen recorded transfers over a four-week span is a moderate volume for Beverly, though this dataset does not include prior-month figures for comparison, so no conclusion about relative activity can be drawn beyond the raw count.

TOP SALES

The highest-priced transaction was 35 Conant St., which sold for $2,178,000 on Oct. 1. The seller was listed as Second Congregational Church of Beverly Massachusetts and the buyer as Salem Mission Inc., indicating an institutional rather than residential transfer.

11 Thaxton Rd., Lot 34, sold for $1,560,000 on Oct. 1. The seller was Valerie M. Trainor, trustee, and the buyer was Breana Colanto.

5 Kathleen Dr., Lot 2, sold for $1,150,000 on Sept. 30. Andrew Barrows sold the property to Robert Shawn Smith.

50 Balch St., Unit 306, sold for $899,000 on Oct. 1. The seller, 50 Balch LLC, sold to the Rigby 2017 Management Trust.

108 Bridge St., Unit 1, sold for $824,000 on Sept. 30. Lise Mary Murabito sold the unit to Jennifer Anne Peterson.

NEIGHBORHOOD BREAKDOWN

Balch Street saw two recorded sales in the period, both units at 50 Balch St.: Unit 306 for $899,000 and Unit 310 for $785,000, sold to the Linda R. Edwards Living Trust. Both transfers point to activity within the same condominium building.

Among priced sales, seven fell in the $600,000-to-$1 million range: 29 Eastern Ave. ($725,000), 17 Marsh Ave. ($600,000), 201 Elliott St. ($742,000), 50 Balch St. Unit 306 ($899,000) and Unit 310 ($785,000), 108 Bridge St. Unit 1 ($824,000), and 11 Old Farm Rd., Lot 57 ($775,000). Three sales topped $1 million: 35 Conant St. ($2,178,000), 11 Thaxton Rd., Lot 34 ($1,560,000), and 5 Kathleen Dr., Lot 2 ($1,150,000).

Five transfers have no price yet on record: 7 Miller Rd., Lot 4; 17 Kernwood Ave., Lot 13; 5 Bayberry Ln., Lot 4; 40 Friend St., Lots 251 & 253; and 2 Windsor Rd.

MARKET NOTES

Four of the 15 recorded transfers appear to be trust or estate transfers within the same family name rather than open-market sales: 17 Kernwood Ave. (William B. Dobbins to William B. Dobbins), 5 Bayberry Ln. (Carlo A. Solimeno Jr. to Solimeno Realty Trust), 7 Miller Rd. (Elaine A. Crowell to the Paul & Elaine Crowell Living Trust), and 2 Windsor Rd. (Richard W. Silva to Richard W. Silva, trustee). None of these carries a sale price in the current dataset.

The period's highest-value transfer, 35 Conant St., involved a religious institution as seller and a nonprofit organization as buyer, distinguishing it from the residential and condominium transactions that made up the rest of the dataset. Several addresses carry "Lot" or "Unit" designations, consistent with condominium or subdivided-parcel transfers, including the two Balch Street units, 108 Bridge St., and the Thaxton, Kathleen, Old Farm, Miller, Kernwood, Bayberry and Friend Street properties. Bedroom, bathroom and square-footage figures are not available in deed records for this period.
