Amesbury Home Sale Prices Range From $42,000 To $2.2 Million

AMESBURY -- Fourteen properties changed hands in Amesbury between Aug. 14 and Sept. 12, with recorded prices ranging from $42,000 to $2.2 million and a median sale price of $700,000.

MARKET OVERVIEW The Essex County Southern District Registry of Deeds recorded 14 transfers in Amesbury during the period, 11 of which listed a sale price. Disclosed prices ranged from $42,000 to $2,200,000, with a median of $700,000 across those 11 transactions. Three deeds, involving transfers to family trusts, did not disclose a price. A count of 14 recorded transfers over a four-week span reflects moderate activity; the data does not include comparative figures from prior months or years, so this report does not characterize the pace as faster or slower than usual.

TOP SALES The month's highest-priced transaction was 40 Water St, Unit 5, which sold for $2.2 million on Sept. 11. Stonehaven Realty Development LLC sold the unit to Nova Properties LLC. The second-highest sale was 11 Riverview Ht, Unit 49, which sold for $1,070,000 on Sept. 4; Richard J. Graham sold the property to Edgar Andrew Czopp. At 145 Kimball Rd, Lot 5, John H. Regan sold to Blaise Whitman for $797,000 on Sept. 8. At 102 Kimball Rd, Lot 1, Robert Connearney sold to Joseph Musgrave for $760,000 on Sept. 10. Rounding out the top five, 54 Old Merrill St, Lot 3, sold for $715,000 on Sept. 9, with Paul Cugini selling to Stephen Bajko.

NEIGHBORHOOD BREAKDOWN Kimball Road accounted for two of the month's sales: 145 Kimball Rd, Lot 5, at $797,000, and 102 Kimball Rd, Lot 1, at $760,000, both among the five highest-priced transactions recorded. No other street had more than one recorded sale during the period. By price tier, two sales closed under $500,000: 25 Cedar St, Unit 14, at $435,000, and 20 Sanborn Ter, Lot 1 & Pt Lot 2, at $42,000. Seven sales fell between $500,000 and $1 million: 13 N Martin Rd, Lot 1 ($545,000); 1 Lake Ave ($565,000); 157 Whittier Meadows Dr, Unit 9A ($575,000); 60 Merrimac St, Unit 611 ($700,000); 54 Old Merrill St, Lot 3 ($715,000); 102 Kimball Rd, Lot 1 ($760,000); and 145 Kimball Rd, Lot 5 ($797,000). Two sales exceeded $1 million: 11 Riverview Ht, Unit 49 ($1,070,000), and 40 Water St, Unit 5 ($2,200,000). MARKET NOTES The month's sales included a mix of condominium units and single-family or multi-lot properties. Condominium sales included 40 Water St Unit 5, 25 Cedar St Unit 14, 11 Riverview Ht Unit 49, 60 Merrimac St Unit 611, 157 Whittier Meadows Dr Unit 9A, and 503 Main St Unit 11. Bedroom, bathroom and square-footage data were not available in the deed records, so price-per-square-foot comparisons could not be calculated. Three of the 14 transfers appear to be family or trust transactions rather than open-market sales: 13 Hoyt Ave, where Katharine Olivia Tarvers transferred the property to Katharine Olivia Tarvers as trustee; an unaddressed parcel where Jacki Hoffman transferred to the Hoffman Living Trust; and 503 Main St Unit 11, where Andrew Lintz transferred to the Good Karma Trust. None of these three listed a sale price. Separately, 60 Merrimac St Unit 611 sold for $700,000 in a transaction between two trusts, the Childs L A T and the Casey D L T, but did disclose a price. The lowest disclosed sale, $42,000 for a portion of 20 Sanborn Ter, was well below every other recorded price in the dataset; the deed data does not indicate why the price differs so sharply from other transfers.
