$4.8 Million Jersey Lane Deal Anchors Wide Price Range in Manchester

MANCHESTER BY THE SEA -- Eleven deeds were recorded in Manchester-by-the-Sea between Aug. 14 and Sept. 12, led by a $4.8 million sale on Jersey Lane, according to Essex County (Southern District) Registry of Deeds records. Only four of the 11 transactions disclosed a sale price, and several others involved transfers between family members or into trusts held by the same individual.

MARKET OVERVIEW Eleven property transfers were recorded during the period. Among the four sales with a disclosed price, values ranged from $1,075,000 to $4,800,000, with a median of $1,207,500. The remaining seven transactions, nearly two-thirds of the total, did not disclose a sale price in the deed record, which limits visibility into the town's overall pricing picture for the month. Based on raw count alone, 11 recorded deeds in a four-week span is a moderate volume of activity for the town; no prior-period or statewide data was provided for comparison.

TOP SALES The highest-priced transaction was 6 Jersey Ln Pcl B & D, which sold for $4,800,000 on Aug. 31. Mia Schlappi sold the property to Peter Rogal. Bed, bath and square footage figures were not available in the deed record.

At 57 School St Un 4, a condominium unit sold for $1,315,000 on Aug. 24. Lisa Hubbard sold the unit to Amy Adams.

The property at 0 Sea St sold for $1,100,000 on Aug. 26. Timothy McDonald sold it to Lemaire Realty Trust.

At 7 Hidden Ledge Rd Lot 5, the sale closed for $1,075,000 on Sept. 10. Michael E. Mack, as trustee, sold the parcel to Evan Lawler.

The remaining seven recorded transactions, at 2 Bell Ct, 45 Raymond St Un 8, 12 Proctor St Lot 4A, 12 Sea St Lot 1, 76 Summer St, 17 Norwood Ave and 2 Alpine Rd, did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN Sea Street saw two recorded transfers during the period: 12 Sea St Lot 1, an undisclosed-price transfer within the same ownership, and 0 Sea St, which sold for $1,100,000. No other street had more than one recorded transaction.

Among the four disclosed sales, three fell in a tighter band of $1,075,000 to $1,315,000 (7 Hidden Ledge Rd Lot 5, 0 Sea St and 57 School St Un 4), while the Jersey Lane sale at $4,800,000 stood well above that range. The seven undisclosed-price sales were spread across Bell Court, Raymond Street, Proctor Street, Sea Street, Summer Street, Norwood Avenue and Alpine Road, with no concentration in any single tier.

MARKET NOTES Six of the 11 recorded deeds, at 2 Bell Ct, 45 Raymond St Un 8, 12 Proctor St Lot 4A, 12 Sea St Lot 1, 17 Norwood Ave and 2 Alpine Rd, list a grantor and grantee with the same surname or the identical individual acting as both seller and trustee-buyer. This pattern, common with estate planning or trust-funding transfers, does not necessarily reflect a change in market ownership; the registry data does not indicate motivation.

The period's sales included a mix of property types: at least three condominium units (45 Raymond St Un 8, 57 School St Un 4, 12 Sea St Lot 1) alongside single-family homes and land parcels.
