Two Nahant Sales Top $2 Million While Median Holds Near $935,000

NAHANT -- Twelve property deeds were recorded in Nahant between July 17 and August 15, with disclosed prices ranging from $500,000 to $2.1 million and a median sale price of $935,000. Five of the transfers listed no consideration amount, several involving transfers within the same family or into a trust.

MARKET OVERVIEW The Essex South registry recorded 12 Nahant property transfers during the four-week period, with seven of those deeds disclosing a sale price. Disclosed prices ranged from $500,000 to $2,100,000, and the median sale price among those seven was $935,000. Twelve recorded transfers over roughly a month is a moderate volume for a town of Nahant's size, though the raw count alone does not establish whether the period was more or less active than prior months, since no comparison data was provided.

TOP SALES The month's highest-priced transaction was 12 Lafayette Ter, Lot 12 & 13, which sold for $2,100,000 on Aug. 6. Gray W. Rifkin, trustee, was the seller; Jennifer Davis, trustee, was the buyer. Close behind, 250 Wilson Rd sold for $2,070,000 on July 31, with Bernadette C. McCaffrey as seller and Enzo Raggiani as buyer. At 36 Lennox Rd, Conrad Lheureux sold to Jeremy Valance for $939,675 on July 31. At 85 Willow Rd, Lot 3, Barbara A. Rossi, trustee, sold to Heidi L. Hashem for $935,000 on Aug. 6. Rounding out the top five, 30 Emerald Rd, Unit 2, sold for $770,000 on Aug. 12; Eight One Eight Design & Development LLC was the seller and Deborah J. Murphy the buyer.

NEIGHBORHOOD BREAKDOWN Two streets each recorded a pair of transfers during the period. Wilson Road saw the month's second-highest sale at 250 Wilson Rd ($2,070,000) alongside 234 Wilson Rd, which transferred from Brian Anthony Hoffmann to Hoffmann Real Estate Management LLC with no price disclosed. Maple Avenue also had two transfers: 32 Maple Ave, Lot 23, sold for $667,000, while 46 Maple Ave, Lot 18 & 19, changed hands with no price listed, moving from Joseph A. Ciota to Joseph A. Ciota. Christopher Drive likewise had two deeds, both without disclosed prices: 5 Christopher Dr transferred from Brian Burke to Brian F. Burke, trustee, and 10 Christopher Dr transferred from Thomas F. Quinn III to Thomas F. Quinn III, trustee.

By price tier among the seven disclosed sales, five fell between $500,000 and $999,999: 36 Sea View Ave ($500,000), 32 Maple Ave ($667,000), 30 Emerald Rd ($770,000), 85 Willow Rd ($935,000) and 36 Lennox Rd ($939,675). MARKET NOTES Five of the 12 recorded deeds, at 110 Fox Hill Rd, 5 Christopher Dr, 10 Christopher Dr, 234 Wilson Rd and 46 Maple Ave, involved a grantor and grantee sharing the same last name, with several transferring property into a trust or, in the case of 46 Maple Ave, listing an identical name as both seller and buyer. None of these five listed a sale price. No sale price or motivation can be inferred beyond what the deed records show.

Property addresses with lot or unit designations, an indicator of condominium units, accounted for six of the 12 transfers: 110 Fox Hill Rd (Lot 10), 30 Emerald Rd (Unit 2), 12 Lafayette Ter (Lot 12 & 13), 85 Willow Rd (Lot 3), 32 Maple Ave (Lot 23) and 46 Maple Ave (Lot 18 & 19). The remaining six addresses carried no unit or lot designation.
