MANCHESTER BY THE SEA -- Essex County's Southern District Registry of Deeds recorded 15 property transfers in Manchester-by-the-Sea between Sept. 11 and Oct. 10, led by a $4.2 million sale on Raymond Street, the period's highest-priced transaction on record so far.
MARKET OVERVIEW
Fifteen deeds were recorded for the four-week period. Of those, eight carried a recorded sale price, ranging from $650,000 to $4,200,000, with a median of $1,117,500. The remaining seven transfers have no price on record yet; that is typical for recently filed deeds, as consideration amounts can take about a week to appear in registry data after recording. Four of the 15 total transfers involved a property moving from an individual owner to that same individual's trust, or within the same family, rather than a sale between unrelated parties.
TOP SALES
The month's highest-priced transaction was 53 Raymond St, Lot 5, which sold for $4,200,000 on Sept. 15. Brian E. Bagenstose sold the property to 53 Raymond LLC. The second-highest sale was 70 School St, Lots 4 and 5, which sold for $2,900,000 on Sept. 23; the Thomas S. Dodge Revocable Trust-2014 sold the property to Hollis French III. At 50 Bridge St, Christopher J. Shea sold to Samuel McCray Carlin for $1,500,000 on Sept. 30. At 120 Pine St, Parcel A, Pine Street Investment Properties LLC sold to Caroline Crocker for $1,250,000 on Sept. 22. Rounding out the top five, 8 Lincoln St sold for $985,000 on Sept. 18; Stephanie H. Neupert, as trustee, sold the property to the Donna M. Mazzone Living Trust.
NEIGHBORHOOD BREAKDOWN
Pine Street accounted for five of the period's 15 recorded transfers, more than any other street. Two of those, at 120 Pine St and 166 Pine St, carried recorded sale prices of $1,250,000 and $650,000, respectively. The other three Pine Street filings, at 89 Pine St, 113 Pine St and 115 Pine St, had no price on record and involved transfers to a trust held by the same owner. Raymond Street and Summer Street each had two recorded transfers. By price tier among the eight sales with recorded prices, three fell under $1 million (166 Pine St at $650,000, the Desmond Avenue unit at $654,000, and 500 Summer St at $750,000, plus 8 Lincoln St at $985,000), three fell between $1 million and $3 million (120 Pine St, 50 Bridge St and 70 School St), and one, 53 Raymond St, exceeded $3 million.
MARKET NOTES
Several addresses in the period carried lot or unit designations, including Crooked Lane, Pine Street, School Street, University Lane, Desmond Avenue and the Raymond Street sale at the top of the price range, indicating a mix of subdivided or multi-unit properties alongside single-address sales. Buyers in three transactions were limited liability companies: 500 Summer Street MBTS LLC, 53 Raymond LLC, and HMS Manchester Properties LLC, which purchased 53 Summer St. Beds, baths and square footage are not available in deed records for any of the 15 transfers.
