Topsfield Home Sales Cluster Near $1 Million As Top Deal Hits $1.6 Million

TOPSFIELD -- Twelve deeds recorded in Topsfield between Sept. 4 and Oct. 3 show sale prices ranging from $555,000 to $1.6 million, with a median of $1,001,000 among the seven transactions that have a price on record so far.

MARKET OVERVIEW The registry recorded 12 property transfers in Topsfield during the period, but only seven carry a sale price as of this writing; the remaining five are expected to show a price within about a week, consistent with the registry's normal reporting lag. Among the seven priced sales, prices ranged from $555,000 to $1.6 million, with a median of $1,001,000. Twelve recorded transfers in a single month is a notable volume for a town of Topsfield's size, though the raw count alone does not indicate whether the broader market is active or quiet.

TOP SALES The highest-priced sale was 28 Howlett St., Lot 4, which sold for $1.6 million on Sept. 23. The seller was listed as the Kevin F Taylor 2025 Revocable Trust and the buyer as Joshua Dreseris. A property recorded only as "see record" in the registry, with no street address specified, sold for $1.48 million on Sept. 24. The seller was Stephen D. Silveri and the buyer was Bailey Imbriaco. 13 Forrest Rd., Lot 5, and 13 Forrest Rd. each sold for $1,001,000 on Sept. 28, recorded as two separate deeds with the same seller, Matthew D. Caputo, and the same buyer, Allison Arnette. 29 Canterbury Hill Rd., Lot 17A, sold for $790,000 on Sept. 30. The seller was Robert S. Smith and the buyer was Alexandria Leblanc Clohisy. 11 Haverhill Rd., Lot 11, sold for $749,000 on Sept. 14. The seller was Michael Williams and the buyer was Rylan Patrick Carleton.

NEIGHBORHOOD BREAKDOWN Haverhill Road had two recorded sales: 11 Haverhill Rd., Lot 11, at $749,000, and 162 Haverhill Rd. at $555,000, the lowest price of the period. Forrest Road also saw two deeds recorded the same day, both at $1,001,000, for addresses at 13 Forrest Rd. By price tier, three sales fell between $500,000 and $1 million (162 Haverhill Rd., 11 Haverhill Rd. and 29 Canterbury Hill Rd.); three fell between $1 million and $1.5 million (the two 13 Forrest Rd. deeds and the unaddressed "see record" property); and one, 28 Howlett St., topped $1.5 million.

MARKET NOTES Five of the 12 recorded transfers show no sale price: 218 Boston St., Unit 210; 51 Willowdale Rd., Lot 51; 24 Park St.; 2 Cleary Ln., Lot D3; and 20 Parsonage Ln., Lot 10. In each of these five, the grantor and grantee share the same last name, and several list a trust as the buyer, including Dana E. Bernard to Dana E. Bernard, Scott K. Libby to Scott K. Libby as trustee, Angelo Cerminara to Angelo Cerminara as trustee, J.L. Forster to J.L. Forster Trust, and Michael Quigley to the Quigley Family Trust. These are consistent with transfers within the same family or into a trust rather than open-market sales. Several of the priced sales also involved units or numbered lots rather than standalone single-family addresses, including the properties on Canterbury Hill Road, Forrest Road, Howlett Street and Haverhill Road's Lot 11, pointing to a mix of condominium and subdivided-lot transactions alongside the two standalone-address sales on Haverhill Road and the "see record" property.
