Saugus home prices span $40,500 to $950,000 as 14 deeds record

SAUGUS -- Fourteen property transfers were recorded in Saugus during the four weeks ending Oct. 3, with sale prices ranging from $40,500 to $950,000 and a median of $630,000 among the 11 sales with a recorded price so far.

MARKET OVERVIEW

The Essex South Registry of Deeds recorded 14 Saugus property transfers between Sept. 4 and Oct. 3. Of those, 11 carry a recorded sale price, ranging from $40,500 to $950,000, with a median of $630,000. The remaining three transfers, all moving property into family or irrevocable trusts, show no price yet; that is standard for deed data and typically reflects a reporting lag rather than a withheld figure. A count of 14 recorded transfers in a four-week window is consistent with a steadily active month for a town of Saugus's size, though the raw count alone does not establish whether conditions favor buyers or sellers.

TOP SALES

The month's highest-priced transaction was 33 Highland Ave Lot A, which sold for $950,000 on Sept. 30. James F. Orsini was the seller and Oscar E. Nolasco Chavez the buyer. Next was 26 Longwood Ave, which sold for $660,000 on Sept. 30 from the Neenan Revocable Trust to Tiago Moreira. At 54 Dudley St Lot 7, Scott J. August sold the property to Xiomara Ruiz for $655,000 on Oct. 1. The 211 Water St Lot 107 unit sold for $635,000 on Sept. 29; Jeanne M. Snowdon's representative was the seller and Ryan Carvalho the buyer. Rounding out the top tier, 222 Hamilton St sold for $630,000 on Oct. 2 from Cesar Oliveira to David Hernandez Laredo. A sixth transaction, recorded without a street address in the registry filing, also closed at $630,000 on Sept. 30, from Sara Elizabeth Putnam to Megan E. Winslow.

NEIGHBORHOOD BREAKDOWN

Burrill Street was the only street with more than one recorded transaction, and both came on the same day. On Oct. 2, 24 Burrill St Lot A sold for $340,000 from the estate of Theresa L. Trites to First Landing Investments LLC; later that same day, 24 Burrill St sold for $40,500 from First Landing Investments LLC to Alva Group LLC. Beyond Burrill Street, sales were spread across individual streets with no other street-level clustering. By price tier: four sales closed under $500,000 (24 Burrill St Lot A, 24 Burrill St, 1 Atkinson Dr Un 1 at $379,000, and 12 Hurd Ave Lot 6 at $445,000); seven closed between $500,000 and $1 million (31 Vincent St at $525,000, the two $630,000 sales, 211 Water St Lot 107, 54 Dudley St Lot 7, 26 Longwood Ave and 33 Highland Ave Lot A); and three transfers into trusts, at 41 Susan Dr Lot 28, 21 Westford St Lots 309-311 and 43 Birch Pond Dr Lot 3 & 3A1, show price not yet available.

MARKET NOTES

Most of the month's recorded deeds carried lot or unit designations rather than standalone single-family descriptions, indicating a majority of condominium-style transfers; only a handful, including 222 Hamilton St, 31 Vincent St and 26 Longwood Ave, read as standalone properties without a lot or unit number. Three of the 14 transfers, at Susan Drive, Westford Street and Birch Pond Drive, moved property from an individual owner into a trust bearing a similar or matching name, a pattern consistent with estate or family planning transfers rather than open-market sales. Separately, Scott J. August appears on both sides of the ledger this period: he sold 54 Dudley St Lot 7 for $655,000 on Oct. 1 and, the same day, bought 1 Atkinson Dr Un 1 for $379,000. No square-footage or bedroom/bathroom data was available in the deed records reviewed, so no price-per-square-foot comparison can be made this month.
