WEST NEWBURY -- Thirteen properties changed hands in West Newbury between Sept. 4 and Oct. 3, with recorded sale prices ranging from $330,000 to $1,975,000. Only six of the 13 deeds carried a price as of this report, with the rest expected to show pricing in registry filings within about a week.

MARKET OVERVIEW Essex County Registry of Deeds records show 13 sales recorded in West Newbury during the period. Six of those carried a sale price, ranging from $330,000 to $1,975,000, with a median of $734,500. The other seven sales have no price on file yet, which is typical for recently recorded deeds and reflects a data lag rather than withheld information. Thirteen recorded transfers in roughly a month is a notable volume for West Newbury, though the count alone does not indicate whether the period was busier or quieter than prior months without comparable data.

TOP SALES 423 Middle St sold for $1,975,000 on Sept. 25. Gorman Homes LLC was the seller; Izabela Nowosielski was the buyer. 588 Main St, Lot 1, sold for $850,000 on Oct. 1. Peter S. Chapman sold the property to OPM Adventures LLC. 36 Stewart St, Lot 2, sold for $830,000 on Sept. 30. John F. Rollins sold to Mary Shipley Allinson. 557 Main St sold for $639,000 on Sept. 29. Keith E. Faulkner, as trustee, sold to June Reid. 25 Pleasant St, Lot 2, sold for $539,900 on Oct. 1. Matthew S. George sold to Kathleen A. Doherty.

NEIGHBORHOOD BREAKDOWN Main Street accounted for three of the month's 13 sales: 588 Main St, Lot 1 ($850,000), 557 Main St ($639,000) and 277 Main St ($330,000, sold Sept. 28 from Scott P. Berkenbush to Pentucket Property LLC). Pleasant Street saw two transfers at 25 Pleasant St on Oct. 1 involving Matthew S. George: he sold Unit 2 to Kathleen A. Doherty for $539,900, and separately purchased Unit 2C from the Bain Family Revocable Trust of 2019, with that price not yet available. Stewart Street also recorded two sales: 36 Stewart St, Lot 2 ($830,000) and 107 Stewart St, from Brian M. Thomson to Wayne Felch as trustee, price not yet available. Two adjoining parcels off Eagle Nest Drive, Lot 1 and Lot 2, both sold Sept. 30 from seller N. Dawne Fusco, with prices not yet available for either. Single transfers were recorded on Middle Street ($1,975,000), Bachelor Street, Montclair Road and Maple Street, the latter three with prices not yet available.

MARKET NOTES Several September transfers appear to be within-family or trust-related. N. Dawne Fusco sold both Eagle Nest Drive parcels, one to Michael Fusco and one to Sharman E. Gingrich as trustee. Brittany Boudreau transferred 160 Bachelor St, Parcel A, to herself as trustee. Ryan D. Toomey sold 122 Maple St to Allison K. Toomey. And Dale H. Waring, as trustee, sold 5 Montclair Rd to Meridith K. Gebhardt. Several addresses carried lot or unit designations, including 588 Main St, 25 Pleasant St, 36 Stewart St and the Eagle Nest Drive parcels, suggesting condominium or subdivided-lot sales alongside single-address transfers such as 423 Middle St, 557 Main St, 277 Main St, 107 Stewart St, 5 Montclair Rd and 122 Maple St. No bedroom, bathroom or square-footage data was available in the deed records for this period.
